    i think it is a cultural thing with the chinese.
    their houses are close to their places of work.
    it saves rental, pamasahe, and time. it also negates the need to hire security.

    in binondo, in singapore chinatown, in old hongkong and other chinatowns the world over,
    the store is on the ground floor, and the residence is in the upper floor.

    i remember an old story from a real estate person.
    his current client is a successful businessman, on a buying spree.
    all their lives kasi, their definition of home was the second floor of their business address.

    today's young generation,
    some see no need for a dirty kitchen,
    because some of them can't even cook.
    heh heh.

    someone i know,
    he has no dirty kitchen.
    but he has a well-appointed work shop.
    mahilig kasi mag kutingting. kotse.. mechanical and electrical appliances.. plumbing.. wooden thingees..

    Same with us. No need for a dirty kitchen if you can cook inside. Doon sa labas kapag grill ng barbeque or something else.

    I can relate except for the 1st phrase & we cook.[emoji4]The lone kitchen has a no-glamour worktop w/ a deep integral sink spec'd for daily abuse w/o much need for aftercare....sadly, it's literally dirty.[emoji51]

    I dont have a utility kitchen either. Just another place to clean and maintain.

    Use the main kitchen and you are forced to keep it clean and looking new. Our kasambahay use it as well properly.

    Totally agree. Build them to handle 'help' abuse. Been a while to have to worry about such tho...yankee-living 'help'-less here.

    Hmm so apparently hindi na pala uso dirty kitchen sa modern houses. Sometimes I watch presello vlogs parati naman may dirty kitchen?

    Ang napansin ko talaga sa modern houses iisa na lang ang gate, dati kasi dalawa talaga, (so 70s and 80s design? haha). Wala naman akong kilala na may house built in the past 10 years

    That's fine if you don't need to store anything that should be kept dry under. Though they look to seek no upkeep, the sublayer concrete is hygroscopic & requires thorough watertightening/sealing(periodic)....Molds & roaches love the dark & damp spaces below those tiled counters.

    Well. Was against my principles but we matched the highest offer and since the seller's SPA and broker is my good friend, they will sell to us.

    Money will never grow talaga in the bank. And you need nerves of steel to play stocks nowadays. So am biting the bullet and will pay their price.

    Build and sell for the first time for me and my wife. Usually i just focus on rentables for capital gain and some cashflow. This will be the 1st one that i am buying just to flip. Its a 400sqm property beside my village. Will try to build a duplex.

    Gonna keep my eyes glued on this thread for ideas.

    Bai is there a sealant preferably in a spray can that I can use to seal this concrete? Our sink is sandwiched between a concrete slab and granite top and there seems to be a gap that lets water through from the edges.
