    Mga peeps, i need ideas

    Im about to embark sa project nato. ano na ba ang recent rate per SQM sa construction ng house?

    Is the attic included sa computation ng SQM pagka na quote ka na?

    What is the best approach? Structural lang, semi finish or full na.

    Anybody here dealt with Vazbuilt? (Pre Fab Approach nila with 15 years structural warranty)

    okay ang vazbuilt...

    normally kami 15-20k per square meter ang gawa namin...
    pero yun iba siyempre higher... medyo mataas kami kasi we dont want to compromise anything (labor, materials, etc.)

    yun sa vazbuilt okay yan mababa and okay ang pre-fab... we also do that for low-cost housing community projects namin...

    floor area ang computation ng per square meter na presyo hindi lot area...

    so bale 1st floor + 2nd floor + attic...

    what if kung yong owner ang mag-supply ng materials, all the rest sa inyo(contractor), gaano ibababa from 15-20K?(if you accept this type of setup)

    Two options:

    Cost-Plus: The owner pays for the materials and labor, the Construction Management Team gets a certain percentage of the sum (5-10%).

    Labor-only: Cost would vary from 7,500-10,000 per sqm, depending on the finishes.

    For Boni ridge, we "Buildmate" supplied materials for Maxco, unfortunately up to this date the payment hasn't been settled

    Mag papagawa ng mansion... tapos ipag papagawa pa ng housing ang mga employee.. at naka townhouse ang mga supervisor level hehehehe.. bussines magnate talaga ng tarlac hehehe

    Van ang garden or perimeter fence kasama ba sa SQM?

    Where is the Vat coming in sa mga ganyang computation on top of the total floor area or inclusive na sya

    Tama si van_wilder sa per sqm approx cost ng paggawa ng bahay. Used to be that the second floor is 70% of ground floor per sqm cost. But now, pareho na, including the attic.

    Finishing is 50% or more of the total cost now, depending on your taste & preference (used to be 30%). You have a lot of options nowadays on your fixtures et al. Just do not overcommit.

    Sakit ng bulsa at ulo, but it is worth it!

    Kung matiyaga ka kaya mo ng 10k kaso ikaw ang gagawa ng lahat ng ginagawa ng contractor.

    last year... ako nasa 10-12K per sq meter ako

    wala katapusan ang gastos sa bahay....sakit sa bulsa

    talo ka lang kung walang contractor kasi di mo matutukan yun mga tao... since arawan sila, pinapatagal nila para sure na may trabaho sila...

    ang garden and perimeter fence kasama. pero kung malaki ang garden, sa landscaping sinasama...

    mass housing 6-8K pero may minimum houses...
    townhouse/regular house - 16-20k
    mansion - depende kung gaano ka intricate... yun iba siyempre 30k pataas...

    q-man,'tol-payong kapatid lang kung anong project mo sa constructions ng hauz mo eh ,maganda ay ipa-estimate mo muna at yung tama lang at ayon sa pera at design na nais mo,kasi once na nag dagadag kana eh maiiba ang budget mo at cguradong lalaki doon sa estimate ng hauz mo.remeber kapag nag pagawa kana ng bahay ay wala ng balikan 'yan at patay ang pera sa house construction.sinasabi kulang sayo dahil -experience kuna na hanggang ngayon eh hindi pa tapos ang hauz ko dahil sa dami ng pinabago ko na wala sa plano,yung ni-loan ko sa "PAG-IBIG" na 2m ay ubos,ni hindi nga naka-sapat at may loan din ako dito ,hay naku-sabi nga ni kimpoy ang pagawa ng bahay ay walang katapusan at talagang mapupulbos ka at matutuyuan ang bulsa mo.

    Need some inputs...

    We bought a townhouse at pre-selling. The plan had a garage. Now with the downpayment already paid for, we find out that our small hatchback (to think that it's such a small car) wouldn't fit in the garage because they somehow "didn't notice" that what they were constructing does not look like the plan. Now they made a re-design of the garage which will supposedly give us the room we need to park. Honestly, I'm worried about their re-design because they moved one of the supporting pillars of the 2nd floor bedroom to widen the garage. I do not know if they actually made a study of the structural integrity before they made their fix.

    In case, we are not satisfied with the work, what are our options other than to wait for another one of their projects? Is it within our rights to take our downpayment back in full?

    The fact that they cannot follow the plan makes me think they don't know what they're doing. If it were me, I'd try to get my downpayment back.

    yun house ni ermat sa bf paranaque, may 2 gardens with approx 120-150 plus sq meter area each side
    yun isang side gusto ko gawan maliit na house para pag dun ako umuwi during long weekends
    then another one para paupahan siguro pag maganda kinalabasan nung una

    Beautiful house, like the way they put couple of parking space at street level and more parking space at the basement. Just dont like basement layout, mahirap magneuver.

    For me, basement parking can be ***y with proper lighting, but its not a good look if one needs to back up the ramp just to exit the basement or in case of the cars in YT video, they need to back down to the basement from the road.

    It should have space to maneuver, so one can drive down the basement, maneuver, and drive up.
