    .
    yes.
but the lot area alone of 62 sqm already suggested to me, that it would not be as wide inside as desired. notice that the stairs are narrow, with high steps, and that they eat some sqm... ang hirap mag-akyat ng bigger refrigerator diyan. and forget about buying a real piano. yung casio na lang. heh heh.
i imagine, folks living in one would have been stir-crazy halfway thru the covid quarantine... greenery scenes would help remove that feeling of "pagka-kalaboso".
    they are also not senior-citizen-friendly.
i like the balconaje touch, even if it is just large enough for a lounge chair and some laundry-hanging.

and my pet peeve... i like my bathrooms bigger and the "duties" physically separated. i should not have to dry my toilet and my sink, after my bath.
in our home bathroom, three persons can be accomodated at the same time (bathing, toileting, brushing teeth), with no elbowing.

Yes doc but it's so poorly designed talaga with the lack of bintana. Saka dr marami naman 50 sq m pa nga pero may bintana hehe. That probably should have been a one car garage or no garage at all

    if i were the designer,
i would have installed bintanas on both ends of the unit, unless there is a building code against such. firewall yata yung opposite end, eh.
bahala na yung owner if they wish to put curtains over them or not.

try perusing the onlines, sir. try carousell.
some of their advertisers are these binondo-based stores.

    meron sa malls.
but i believe there are better designs elsewhere.

Well i lost the bidding for the property. Oh well. So much for that build and sell plan....

Will just focus on building my new house instead. But need to save more. Will plan it well.

Lots of lessons learned in the past ten years since i built my current house. New design ideas combined with current living experience (I.e work from home, etc).

Not sure for ladders but mura talaga sa Soler for almost all house furnishings, lights, sinks, aluminum and stainless accessories, etc. Ung gumawa ng kitchen counters and cabinets ko, and my stair railings, lahat sila sa Soler ang takbo. Kinantyawan pa ako na ung kitchen sink ko na binili ko sa home depot ay kalahati lang ang price dun.

I couldn't find it anymore but how much is a good estimate per square meter when building something? I'm thinking of fixing our bodega and making it livable. I realised the importance of having a separate living area kasi. Hope this china virus ends soon.

you can make a rough estimate.
envision what you want. make drawings to help you.
make measurements, i.e., reinforcing bars if needed, volume of concrete, floor surface area and material to be used for flooring, doors, windows, toilet utilities, kitchen sink, paint, etc.
    add for labor.
also, consult LGU policy on building.
    happy planning.

Someone said a figure e. Couldn't backread na the 96 pages There's a structure already but it's bare. Yun bathroom papalitan talaga but the rest lagyan ng tiles yung flooring and the wall has to be painted, roof will be changed and I need a sink for "kitchen". It's a very small structure, I will measure tomorrow nga hehe

i am confident, a bit of googling will be rewarded by a ballpark figure.

but this is strange, from you.
a while back, you refused to let anyone inside your gate.
now, you are contemplating on hiring a squad of trabajadores...

estimates vary with the starting status.
are we starting with un-turned lupa?
    with existing concrete foundation?
already with one wall? two walls?
already with four walls, a door, and a roof?
    etc.

There is a structure already but the roof has to changed and the bathroom completely changed. Walls have to be painted and install flooring na rin and new windows
