magkano na po ba ang running rate ng magpagawa ng bahay? 25k/ sq m pa rin ba? planning on building a house para sa parents na.. for their retirement.. and for me as well,

Php25K per sqm?? mahal yan sir. ung isang mall nga hindi aabot ng rate ganon sa pag construct.

sa tantiya ko lang based on current construction materials cost:
labor and materials on rough- ins lang will cost around 10k / sq m.
maganda na ang finishing ng bahay mo for a 25k/ sq m budget.

I'm looking at 16K-18K/SQM kasama na archi/civil, mepfs works including fit-out. ung archi/civil works alone nasa 60% na.

question about house construction- since we have a ballpark figure/estimate based on area, do we include open spaces like garage, terrace, balcony into the equation? lets say. my proposed residence is 185 sqm, but including the open spaces mentioned earlier, this would amount to 220 sqm. So if 15k per sqm, do we > 185 sqm x 15? or 220 x 15k? thanks!

in my case my contractor computed only half of the price per sq meter on open spaces like my garage and high celing
