We've long used the proven 3D panel system where applicable. They're durable. Fast & precise. Flexible w/ various design applications, too. Low on labor/overall cost & weight. High on thermal, humidity & sound insulation. Lighter but stronger than the common hollow blocks. Imagine the structural cost savings. There are a few brands out there. Look for fire rated, high density polystyrene core w/ the thicker gauged metal mat combo. Here is an overview of the 3D panel system...

Why gagamit ng super kinis super shiny na tiles / flooring. Eh yan reason bakit madami senior natigok dahil nadulas bagok ulo. Ok it is cool to look at kasi makinis at madali linisin. Pero its not functional.
Dapat ang flooring c.r. eh may gaspang. Na pwede mo irub foot mo pag madumi parang foot scrub na dating. Hindi ka na nadulas madali pa ikuskus paa.
and dapat malaki window at nakapwesto sa direct sunlight para libre na disinfect ng araw.
Hindi pwede puro aesthetic nakafocus.
Sa pag-gawa ng bahay eh functionality is the name of the game. Ano ba purpose ng pinagkakabit.
So many factors dictate cost. Terrain, architectural & structural design, material type & the abstracts....the builder's approach & experience. Search for a team who can build like it were their own. Trust is priceless.
Comb thru the details to consider cost of upkeep. A good design should be low in maintenance. It'll stay new longer, too.

Now I have a couple of quotations from different contractors and most require 30% downpayment to as high as 50%. Reason being they need to buy the materials to protect from price increase. For a 4M project, that is 1.2M to 2M outright payment. What kind of guarantee/documents would you ask them to ensure that they will not disappear with the money.
Are there insurance products to cover from such losses? Is having a PCAB license a guarantee of?

I'm looking for a contractor that do house repairs. I need to repair our firewall, after 3 years there's a lot of leaking that is coming out of our whole wall that is exposed to sun and rain from 3rd floor to ground floor.

Allow me to share you the common sources of leaks & respective approaches we do for concrete firewalls:
1. Rotting gutters that rest on firewalls.
Solution:
A. Eliminate them by redesigning the roof to not relieve rain on the firewall side.
B. If A isn't possible, use 304Stainless gutters w/ TIG-welded, leak-tested. Avoid using Sealants & rivets on joints as they'll just be temporary relief.
2. Poor roof-wall joint flashings.
Solution:
A. Let the roof go over the top of the firewall, if possible.
B. Use 304SS TIG-welded seamless inverted J-shaped capping to cover the top exposed area of the firewall. Again, overlapping sheets w/ sealant won't give you permanent relief.
3. Waterproofing failure on the concrete firewall itself.
Concrete cracks with exposure to the elements, temp change & all. That's just how it is.
Cementitious, bituminous or elastomeric coatings do work but they'd need periodic re-stripping & reapplication every few years after. You won't want the recurring hassle & expense. They are short-term solutions like plaster on a wound that never heals.
Eliminate periodic maintenance. Do it right once....the 1st time is always ideal.
Solution:
Here's what we do(I wonder why I've yet to see anyone doing this).....Ask the neighbor where the wall divides permission for work access. Cover the exposed side of the firewall & cap the top entirely. Not w/ coatings but w/ Long-span Prepainted Roofing profile. With how substandard our construction materials have become, we normally go for 0.60mm thickness for metal roof profiles. Unlike condoms, thicker is better here.[emoji4]
A bit of overkill & an ounce of OCD prevention goes a looooong way.
And for those yet to build there homes or whatever, avoid this problem....Tell your designer you are allergic to Firewalls & Concrete Slab Roofs....That's another topic.

Solution dyn balutan mo nalang ng pre painted GI plain or mga rib type roofing kabit vertically just to cover firewall mo. Kasi pag structural problem na ng building me problema kahit anung waterproofing mo paulit ulit lang yan and malaki din magagastos mo.

just a suggestion, try mo yung Castle waterproofing available sa Ace hardware. i had a problem with my firewall (don't know if we have the same concern) small cracks led to weeping during heavy rain. but more water seepage is coming from the joint between the firewall and the roof. i had the tegula roof and the capping in between the joints cracked as well. we applied the castle waterproofing on the cracks and it solved the problem. its applied like your normal paint 2 coats. i have to re do it every 3 years for maintenance. a bit pricey but it works. cracks are normal on concrete it will come out after 2 years or sooner.

Supply, soil or rain spouts? Common on 'industrial' influenced homes. Some even on commercial applications. Was awed by how they converted the old Nabisco factory into Chelsea Market (pic below...good lobster.[emoji4]).
As advocates of low/easy maintenance construction, the thrust is to try avoiding roof gutters where possible....w/ the catchment on the ground instead of up the roof. No unsightly spouts, nothing to spend on & no leaks to repair.
On bath supply lines, embed em on the outer side of walls for easier repair access in leak cases. One doesn't need to go chipping tiles this way.
