alam mo kung ano plano ko uls unahan ang citymalls sa scouting nila ng mga lupa na pwede nila tayuan, so this will be race of scouting the provinces, tapos yun kung may makita ako, either bilhen ko o mag-referal ako

so ngaun sinesecure ko kung ano ang criteria ng citymalls to approve kung ano gusto nila location

basically it's like Mcdonalds, get the corner lots. eh sa probinsya magkano lang lupa, 100-200 per sq. isang hectares P2M. eh isang car lang yun eh

napanood ko kasi ang storya ng Mcdonalds. did you know that the original McDonalds brothers were booted out from the giant Mcdonalds. eh kasi ang gusto ng Mcdonalds brothers eh magluto ng pinakamasarap na burger. eh ang nakita ni Croc, yun lupa na tinatayuan ng Mcdo ang talagang gold mine. so hayun yun mas mautak ang nanalo.

ive been analyzing Mcdonalds location dito satin, diba lagi sa corner, if not gagawa sila ng corner katulad dyan sa c5 after ng stoplight. and look at all those mcdonalds in bgc, kung hinde corner ng streets, corner ng building.

ang galing diba. and since si Andrew Tan of megaworld ang in charge sa Mcdo dito sa Pilipinas, mas matinde pa, coz we all know Andrew Tan is so big in the real easte biz

tapos nakita nyo bago McDO sa Circulo Verde, grabe sobrang laki ang pang MCDo kiddie party dun, it can accomodate big parties /groups . lahat tayo tiga-rito sa Manila, eh sumisimple na sila gumawa ng isang pang community dyan

alam ko madami mali si poong digong, pero pinapalampas ko na yan kasi a united country if more important to me than just internal bickerings. kung tuusin nga I am a patriot coz tinitiis ko ang isang leader na ganyan for the greater good of all.

ang gusto ko lagi tumaas ratings ng Pilipinas, credit ratings, investment ratings, infrastructure ratings at kung anu-ano pa. when people like those fil-ams in America diss us here just because they can't accept the antics of our leader, eh safe sila dun eh tiga-America na sila, so selfish Filipinos tapos sasabihen nila they love our country. if you love your country pumunta ka dito at tiisin mo ang sitwasyun dito.

People like Injap Sia, Henry Sy, Jollibee peeps and those that are involved in the Citymall idea. I think they are the new heroes kasi nag-risk sila sa mga neglected natin countrymen by investing on them without the assurance na may balik ang pera nila. and this was only possible because of our President coz suddenly nagkarun ng importansya ang mga kababayan natin na nasa probinsya or isolated na lugar na walang ka - opportunity

alam nyo okey sa citymalls, may livelihood pautang sila, so that those people can have funds kung anuman biz pasukan nila dun sa area nila, pagsasaka, paggawa ng ube, kamoteng kahoy etc. para sakin, eto na ang dapat natin gawin mga tiga-rito sa imperial Manila, invest on them.

tingen ko the economy or particularly consumer spending will really go down next year, not because of myPres.

pero real estate in the provinces will rise coz of the ambitious infra projects, nasa construction ang pera ngaun and the years to come.

ako nga nag-scout na ng mga murang lupa sa probinsya, sigurado in 3 years pwede double the money.

ma-reaiize na kasi ng mga car subprime how it is to lose the value of money in depreciating things like cars so malamang ang next loans nila would be to park on the much safe real estate. take note not condos ha, but lots.

the legacy of myPres of which he would be remembered is uplifting the value of the provinces which in turn will also have a positive effect on imperial manila in the long term. ang kawawa talaga middle class in manila who bought 2-3 cars, expensive appliances, and clothes kasi talagang tapon na ang pera nila dun

grabe, i didnt know nakatutok ako sa Citymalls, yun alfamart ng sm group ang tindeh ng branches 246 wow! kala ko savemore lang sila. hindi sila nag-open dito sa manila kaya wala tayo alam yun pala ang lakas sa provinces. imagine family mart from 115 naging 64 na lang ngaun. pero alfamart close to beating 7-11.

and that's because of the provinces

Asia’s worst-performing currency is proving quite the paradox for Philippine leader Rodrigo Duterte. The peso’s 2.7 percent drop this year contrasts with peers whose exchange rates have risen as the U.S. dollar slid. And yet Manila’s 6 percent economic growth is outpacing neighbours. The explanation lies in how Duterte’s erratic presidency is turning off investors.
weak peso not due to hot money outflow coz PSEI is at record 8400

weak peso due to current account deficit (more imports than exports)

Manila’s infrastructure boom is one factor. A $180 billion “Build, Build, Build” plan is boosting capital goods imports relative to exports, pushing the current account into deficit. Yet similar dynamics haven’t sunk Indonesia’s rupiah or India’s rupee. The Philippines, meanwhile, is a remittances-reliant economy. The $2 billion sent home monthly masks even deeper downward pressures.
Philippines got its investment grade rating coz we were earning lots of dollars relative to foreign debt

    debt servicing wasn't a problem

but if the govt borrows more money abroad while dollar income doesn't keep pace, debt servicing will become a problem and the Phils. could lose its investment grade rating

The real blame lies with Duterte’s actions. His brutal drug war and vague economic priorities raise concerns about the durability of reforms that began under predecessor Benigno Aquino. Between 2010 and 2016, Aquino strengthened the national balance sheet, attacked graft and won Manila its first investment-grade ratings.

Duterte’s mandate was to channel his strongman persona to take Aquino’s upgrades to the next level. But Standard & Poor’s has raised concerns about Duterte’s unpredictability. Even plans to upgrade roads, ports, airports and power grids could blemish the government balance sheet, delaying additional upgrades on which debt investors had bet.

To speed up project approval, Duterte favours government-led schemes over Aquino’s public-private partnership model. That could be a boon for corruption and blow up the national debt anew. Manila’s reliance on massive loans from Beijing could lead to tricky quid pro quos and raise repayment risks as the peso depreciates.

*uls, am not really afraid of the investment downgrade. kasi ang pera napupunta sa infra. ganun talaga. if these projects are finished, then dun babanat ulet ang investors.

the objective is to make people live and settle in the provinces. the only reason why they are not and why we are all jampacked here in manila is becuase of the lack of infra sa provinces.

so I guess pagdadaanan lang talaga ang mga pagsusubok nato. and syempre yun mga businesses na babagsak kasama dito. i think merchandise trading will be heavily hit.

    negative feedback loop yan OB

    ngayon mahina na ang peso

it takes more pesos to buy 1 dollar to pay back foreign debt with interest rate based on our investment grade credit rating

as the Phils. takes on more debt (build build build) it will put pressure on our credit rating

pag nireview tayo ng credit rating agencies at dinowngrade tayo tataas ang interest rate

    so lalo hihina ang peso

then it will take even more pesos to buy 1 dollar to pay back foreign debt with even higher interest
