    not sure kung OT but here goes...

    how accurate yong measurements ng contractors when it comes to constructing a house on a lot? we have a lot kasi near filinvest II(ipon pa ng konti bago patayuan namin ng house, hopefully sa inyo as contractor), and yong katabing lot pinatayuan na ng bahay. i know bigger ng konti yong lot namin when i saw the plan for the whole subdivision. kaso nung napatayuan na, parang medyo mas malaki lot nung katabi namin. haven't done the actual measurements, but do these things happen? or baka lang it looks bigger lang kasi may bahay na. i mean, how careless can a contractor be, kung magkakamali man sila sa lot area. and if ever, ano mga repercussions and possible actions against the lot owner and the contractor (anybody else?) who built the house?

    dapat pina-survey kami we survey the lot. yun surveyor for sure accurate yan, baka lang mukhang maliit kasi may bahay yun katabi. birds eye view magkakaalaman yan. your option yan kung they have to pay for the sobra nila or pagiba mo... mahirap nga yan for both parties pero they have to pay for the damages delay etc...

    di ba may mga "muhon"naman iyon ,para malaman kung hanggan saan ang part ng lupa ng sa iyo at ganon din sa katabi ?

    yup... pero marami instances natamaan muhon... may isang architect kami kilala tinamaan muhon nya laki ng problem nya di nya napansin kasi yun nagbalik ng muhon sinigurado na skwalado... kayo kailangan nya magdagdag sa bahay nya or baka madaya sya ng kapitbahay... hehe

    Sa mga kakagawa lang ng bahay nila or kung sino man may alam, san ba mura bumili ng garden fence? Ung katulad nito:



    Gagawin namin kasing pangharang in between our two garages para di makalabas ang mga aso pag binuksan. Searched within the thread pero about occupied area ung pinagusapan re:the matter.

    Meron kaya nito na stick-on lang? Kasi gagamitin lang naman siya primarily for pang-harang eh. Kung meron sanang pwedeng mas murang alternative, oks lang. Pero ang naiisip ko lang ngaun eh mga chicken wire na pangit tignan na panigurado eyesore sa mga bisita.

    hi, medyo ot ng konti. may client kami dito sa cebu ngayon na China State Construction and Engineering Corp... meron bang nakakakilala sa kanila? contractor tong company na to eh...

    btw, if you are in cebu, or nearby provinces, pwede kami mag supply sa inyo ng interior hardware at electrical hehe

    We are planning to renovate our building and another floor as open deck. We can't find the original building plans (it's over 15 years old na kasi, even City Hall has no more records daw). The contractor said that structure is strong enough for another floor. How can we be sure? There's an advise to have drill tests? How do we go about it?

    question for d architect tsikoteers, pinapatanong ng friend ko who's looking into a lot na 12m wide x 25m deep. possible ba ito tayuan ng 4 townhouse type units? tipong 3 floors, with 2-3 bedrooms.

    kung 12m ang frontage, hindi pwede.
    typical width per unit is at least 4m.

    nasa painting process na kami at konti pang masonry...

    may mga tanong ako:
    1) for exterior paint anong brand ang maganda?
    2) pwede rin ba ako gumamit ng elastomeric paint? brand?
    3)para sa exterior ng Boysen, should i go for Acrytex or Plexibond for plain finish? (pwede nga ba ang Plexibond for a plain exterior finish)

    I think it is feasible. The doors will not be facing the road, but will be parallel to it. Check the building code of the area for setback, easement, max height of the structure, etc.

    yes, it's feasible if you aren't going to provide a carport but i don't think the lot owner will construct a 3-storey townhouse without a carport for each unit. a lessee who cannot afford to own a car cannot as well manage to pay for the rental of the townhouse. a common garage on the side isn't advisable because it will minimize the living space on the ground floor.

    as 3 units with carport command higher rental, revenue will be the same as 4units without carports. mas maganda pang tingnan yung bahay kasi malaki ang setback sa harapan.

    Is this legal? So most developers do not grant perpetual ownership? Paano if you buy a relatively say, 10 year old unit, will you have 40 years left to enjoy it or will you start with a fresh 50?
    Some clarifications would be appreciated as Im sure majority of people who own condos are not aware of this huge catch.

Where several persons own condominiums in a condominium project, an action may be brought by one or more such persons for partition thereof by sale of the entire project, as if the owners of all of the condominiums in such project were co-owners of the entire project in the same proportion as their interests in the common areas: Provided, however, That a partition shall be made only upon a showing:

    (c) That the project has been in existence in excess of fifty years, that it is obsolete and uneconomic, and that condominium owners holding in aggregate more than fifty percent interest in the common areas are opposed to repair or restoration or remodeling or modernizing of the project


    Sec. 12. In case of involuntary dissolution of a condominium corporation for any of the causes provided by law, the common areas owned or held by the corporation shall, by way of liquidation, be transferred pro-indiviso and in proportion to their interest in the corporation to the members or stockholders thereof, subject to the superior rights of the corporation creditors. Such transfer or conveyance shall be deemed to be a full liquidation of the interest of such members or stockholders in the corporation. After such transfer or conveyance, the provisions of this Act governing undivided co-ownership of, or undivided interest in, the common areas in condominium projects shall fully apply.

    (c) That the project has been in existence in excess of fifty years, that it is obsolete and uneconomical, and that more than fifty percent of the members of the corporation, if non-stock, or the stockholders representing more than fifty percent of the capital stock entitled to vote, if a stock corporation, are opposed to the repair or restoration or remodeling or modernizing of the project;



    some additional questions, who are the members of the condominium corporation? are they the developers or unit owners?

    The unit owners -- they are the stockholders of the condominium corporation.
