    definitely we wont compromise quality of work over time frame. The reason that contractor do it faster and better, since we have been doing it for a number of times and we could strategize it better with our equipment, tools, skilled workers and tehnicals. dont worry cost depends on the requirements and we dont give surprises on terms of cost, whatever quoted on agreed plans and specifications, yun yon and our clients could attest to that.

    qman....about ur question na "best approach"....i think u shld lay ur requirments first b4 anything else...like the style, floorarea, site conditions etc. what ur co-tsikoteers said make sense....totoo yan ang prevailing market price sa construction...mahal di ba? pero kaya mong maging mura at pababain yan...depende....kung gusto mo talagang mura then go modern sa style....less burloloy . less details , labor at maintenance. the floor area should also just be "enough" to satisfy ur needs...wlang labis, walang kulang. sakit nating mga pinoy ang magpagawa ng bahay n mas "malaki" sa demand natin kay nangyayari lumalaki cons cost at sa katagalan nsasayang yung mga spaces at di namemaintain.
    inshort talagang maraming factors na pede at dapat na maconsider......tsaka pala maayos na contactor.
    here in china we r doing high-end low, mid at high-density projects from planning, design, interior, architectural at landscape....u can PM me if u need advise or service. il be back home end of this month. i can introduce some good ideas from planning, interior to ur outdoorspaces..pati design ng perimter fence mo...i mean lahat.

    Van whats your construction time frame for a typical design 200 SQM FA

    And do you add the attic size sa total computation ng floor area and it would be the same rate as the 1st and second floor per SQM.

    Hehehe. Sarap talaga kapag private ang client. Madaling magdemand ng payment hindi katulad kapag govt project hirap magdemand ng downpayment pero laki tubo in the long run. :D

    time frame is 3 1/2 to 4 months depending on the intricacy of the house, area for attic is considered half only, though the pitch of the roof is increased and walls and floor are provided.

    ok no prob....few of my points may not sound "traditional', but will surely work coz we do it here. and have to somehow introduce fresher designs that are "reasonble" to the budget. we pinoys sometimes tend to spend so much on "unwanted" burloloys, lalo sa finishes.
