This is my problem now, I decided to build my retirement house masakit sa ulo sa pag pili pa lang ng contractor medyo mahirap mag decide at ayoko magkamali sa pipiliin ko, here are some of my questions

is 19k to 20K/sqm reasonable price elegant finish
Who should pay for Vat i got a proposal from one of the contractor and I don't know what to reply yet since Im not sure if the VAT should be shoulder by me or by Contractor? (please help its very important matter right now can't find it on the web)

Magkano rate per sqm sa contractor nyo?? ikaw ba nag bayad ng VAT

The VAT should be included in the cost. When a friend had her house built, cost is around 27k per sqm.

Depende sa design nung bahay nyo sa price na 19k up mataas na yan then yung sa vat pwede shoulder mo na kasi kung contractor 10% charge syo ng total cost baka ikaw mas mababa pa mabayaran mo sa tax

Ang hirap kumuha ng contractor na 19K/sqm hindi nag materialized yung ka usap ko parang gusto tipirin materials..21K naman yung isang ka usap ko medyo mataas at ang daming exclusion. makikipag tawaran pa

request ka list ng materials para check mo sa site kung dumating yun at ginamit. right nyo naman mgcheck at magassign sarili mo engr o tao mgcheck ng gawa nila pwede yun

I'll check tomorrow nasa mom ko anh contract namin e. If you want refer kita. Engineer din kasi contractor namin na negotiate naman namin kahit papaano

Bro sabi ng isang supplier ko not much difference between the top manufacturers. Also yun din sabi ni jaggerx3, stay away from masonry cement.

The other supplier naman swears Cemex is the most consistent in quality. But he is a Cemex distributor so...
