    raikonen kami rin nagpapagwa ng bahay at ang ganda ng mga tip ni van_wilder...

    piliin mo lang mabuti ang contractor kasi kami may problema ngayon sa schedule...delayed na sobra at mukhang ginagamit ng contractor namin yung pera sa iba tsk...bumagal na ang dating ng materials itong 60% na ng construction...panay tuloy kami follow up sa contractor...

    wag mo kalimutan na isama sa contract ang PERFORMANCE BOND...sa amin kasi pumayag kami ni misis na ipagpaliban na ito, yan ngayon wala kami fall back kahit 2 mos delayed na....kung meron lang sanang performance bond eh baka nai award na sa ibang contractor ang paggawa nitong bahay namin...kahit na meron syang php 2.6k penalty per day eh sakit pa rin ng ulo kapag di nya tinapos ang bahay....

    kung kailangan mo ng panambak eh pwede kita bigyan...di ko lang alam kung malapit sa iyo ang Tambo, Paranaque...

    ako rin nga pala may question:
    ano ang mga kailangan sa proseso ng arbitration kung sakaling maubos na ang pasensya namin dito sa contractor namin? nakasaad sa contract namin eh sa Makati ito...

    yes, magaganda talaga mga tips ni van_wilder at very helpful.. pati na din itong sinabi mo na Performance Bond.. this is the first time na narinig ko ito. i assume this an assurance na sakaling di nya matapos (on time) yung project ay may makokolekta ako.. paano ba ito..

    15-20k..magandang maganda na yan....yung sa akin inabot lang ng 10k

    kung magpapagawa kayo..better kayo mismo ang makipagusap sa mga supplier nyo or dun mismo sa pinagkukuhanan na materials...never nyo ipaubaya sa contractor nyo.....nangyari sa amin puro utang pala yung ginawa ng contractor namin ng hindi namin alam..pero fully paid naman kami sa contractor...

    sa waterproofing may choices ka... critical ito since madalas ito nagiging problema ng roofdeck...

    first of all, pinakaimportante, dapat READYMIX CONCRETE ANG BUHOS, AT ISANG BUHUSAN LANG... hindi pwede putol putol, dapat monolithic yun roofdeck para walang tagas talaga sa concrete, then waterproofing:

    a. sahara
    b. mortar seal
    c. rubberized asphalt

    kami we have experience both with and A and B, but we suggest C - rubberized asphalt, kasi yun dalawa kung hindi magaling yun naglagay yari na... sa rubberized asphalt dapat maayos yun pagkagawa...

    wala ng magagawa kung ganun... nakapirma na kasi... breach of contract nalang kung lampas na yun date dapat ng turnover, tapos usually may payment for delay...

    may mga ganun contractor pero wala ng kinalaman dun ang owner, hindi kayo pwede habulin dont worry... kami we established lots of credit line, pero we make sure na bayad kami on time or minsan before pa lang kasi for long-term relationship kami with the suppliers. we dont see ourselves getting out of the contracting and construction industry for the next 100 years... Direct kami kadalasan mismo dun sa manufacturer kaya hindi kami pwede tumakas, at yun ibang supplier eh family friend or family ng blockmate ko sa college...

    me suggestion ka ba what brand magandang thermal insulation sa yero?
    ano feedback sa mga ordinary insulators? baka after 5 years or so mainit na rin ang bahay namin.

    Kami membrane sa ilalim (is this your rubberized asphalt?) at sahara as an independent layer sa itaas, may tulo pa rin on a 6m x 12m deck. Ready mix concrete ang buhos (used a boom to spit it out upstairs), at isang buhos lang... what could have caused the problem?

    do tiles installation will help the waterproofing problem using abc/mortar bond/portland cement combi as grout? kasi yung unang sahara seems to work only after few years, ngayon meron ng seepage galing sa roof deck ko.

    we use bradnams... masmahal siya kasi imported pero kapag kinompare mo ang layo ng difference...

    hindi kaya sa buhos ng roofdeck ang problema?

    -ask for the brand of materials to be used (kung roof tiles CPAC monier lang ang gamitin, kung sliding windows bradnams, medyo masmahal pero you'll see the difference)

    -ask what tiles ang gagamitin, anong roofing, anong paint, etc...

    -use phelp dodge sa electrical wires, para even yun kuryente, siyempre ayaw mo magkaroon ng malakas na kuryente on one side and walang kuryente on the other side

    -sa painting use only boysen and have their marketing staff train your painters before painting (free of charge yun) or else faded yan pintura mo after 3months... primer and top coat dapat boysen... kung sinabi niya na pwede naman ibang brand sa primer, hindi marunong yun... dapat sa pintura yun primer ang masmaganda kasi yun ang foundation, kung pangit ang brand ng primer magtutuklap yan...

    -after palitada dapat 14 days hindi gagalawin at sulatang ng chalk kung kelan yun last palitada kung may tiniktik at hinabol wag muna pinturahan yun part na yun wait for 14 days or magspot spot ang pintura mo after a year...

    -make sure na may DATA, TELEPHONE, and CABLE connection ang buong bahay kahit hindi mo ito gagamitin agad, dapat naka-abang na... required na yun ngayon...

    sa materials, maliit lang ang difference and contractor ang nag-aabsorb nun. after years in construction ito ang breakdown ng construction per year 1stQ - 24% 2ndQ - 27% 3rdQ - 22% 4thQ - 26% no difference masyado kaya dont worry about the price changes...

    ang pinaka-importante, dapat may FIELD PERSONNEL or ARCHITECT/ENGINEER ON-SITE, hindi yun bumibisita lang everyday, yun nandoon buong maghapon, kahit yun contractor pa ang engineer/architect dapat may tao rin siya on-site hindi lang yun foreman... magkakaproblema yan kapag wala... dapat may bodegero din para may responsible sa mga materials or magkakanakawan yan...

    last, ask for 1 year warranty and ask for after-sales service, where can you contact them, ask for their mobile number, website, email address, telephone number, and address... make sure nakadaan ka na sa office or house man lang nila para alam mo kung saan sila pwede habulin...

    dun sa mga brands na recommend ko (especially phelp dodge) yan ang ginagamit namin kahit lumiliit ang profit namin ang amin lang is, dapat masaya and walang problema ang owners ng bahay (or even ang govt) alam namin na pinaghihirapan ang pera, so dapat the client should never ever feel shortchanged or dissatisfied...

    meron ba nagamit ng "plastic" sa waterproofing??? may nakita kasi ako nilalatagan nila ng plastic pag naka tapos ng parang asphalt na naka rolyo di ko alam tawag don..tinanong ko yung gumagawa Ok daw yon. Totoo ba yon na malaking tulong yung plastic.. normal lang sya na plastic naka rolyo din.
