    van_wilder: A 4-month construction timeframe for a 200sqm house is impressive,- must really be a benchmark figure! Ours is a 'bit larger', but took our contractor something like 8 months! Gumamit pa siya ng premixed cement with a boom to spit out the cement for the second floor!

    wala kaming in-house financing, but we could help you to get a loan sa bank or pag-ibig or kung saan mo gusto. with 3m, you could have 150 sq.m house w 4 bedroom 3 toilet and bath. The house will be completely finish and ready for occupancy

    yeppers! 4 months is our usual time frame for a 200sqm house... actually normal yun sa contractor... medyo mabilis lang kami ng konti... baka intricate naman masyado yun house mo... we also use ready-mixed concrete...

    we could even do 10 low-cost houses in just 30days... or even 50 25sqm houses in 90 days... basta 1 storey lang... if two storey house, medyo masmatagal... x2.5 mo yun tagal...

    I'm about to take this same route... sana lang ma-justify nung savings yung headaches...

    I estimate at least 30% savings (IMO, margin/profit ng contractor). Sana either ma-realize ko yung actual savings, or ma-channel ko siya into higher-end finishing...

    Someone gave me an advice to "pamper" the foreman, like promising him a hefty performance bonus to be released a month after project completion. Para siguraduhin niya yung quality of work, and guarantee against leaks and other problems... Sana effective. Yung foreman na kukunin namin, veteran na sa village. Sila-sila rin ang gumagawa ng karamihan ng build-and-sell houses sa area...

    Anyone out there na nag-foreman/labor contract only? Feedback? Any regrets?

    actually di naman 30% savings... kasi ang mga contractor since bulk namin kinukuha ang materials mababa namin nakukuha compared sa mga end-user, doon kami kumikita... and lagi kami kumukuha kaya mura namin nakukuha yun mga materyales... we dont give labor only contract... kasi kung madelay yun materials mo talo agad kami...

    kita namin usually 10% lang... para sa time, hassle, paperworks, overhead, and transportation costs ng company... kung iisipin hindi nga sapat yun 10% pero binabawi namin sa economies of scale, sa discounts namin sa materials...

    dont EVER EVER pamper laborers especially the foreman! aabuso yan... since alam nila na push-over ka... if ever gagawin mo yan dont do it a month before project completion... yun quality of work ng foundation eh compromised na since ang gagawin lang nila na high-quality eh yun sa banda patapos na... yun finishing... eh ang finishing eh dependent siyempre dun sa roughings and foundation... kapag nagfinishing ka doon mo makikita ang problema and more often than not, too late na para maremedyohan na... ang pag-gawa is dependent on the technical people on site, not the foreman... ang foreman kasi taga-utos lang sa laborers at sumusunod lang siya DAPAT sa technical person at hindi sa owner (unless architect or engineer ang owner) kasi hindi naman marunong magbasa ng plano ang foreman...though others marunong, but the coordination of the utilities, the location and the need of each. the most important thing were there during the coordination on the need of the owner, who did the plans, the foreman ba. houses now built are well coordinated especially in terms of utilities, in electrical, in telephone, cable ready (tv cable and dsl), ready for all existing and future electrical appliances like aircon, computer, microwave, rangehood and others, in this modern age, malamang ma overload pa if not anticipated. In terms of plumbing all should be well taken care of according to your need and wants. Even though you have an engineer or architect who did the plans, unless they were always on the site hindi maasikaso lahat ito ng foreman. of course if you buy a tv that you would use for decades, you want it to be prepared to handle the load dba? dapat hdtv, flat, etc... lalo na kung di ka magpapalit for the next 15-30years... ganun din sa house...

    We contractors have standard procedure to have technicals on the site and you should always anticipate there are always changes as per plan to suit actual conditions. Will the foreman and owner take care of that? that is the reason for their headaches, they dont want the professionals to do that. The thought of the icing on the cake is what people think the only thing important. maraming unforeseen requirements and needs...

    anyway if you really dont want to get a contractor, good luck sa foreman... make sure mo talagang hasa na siya and anticipated niya na lahat ng problema... if problem arises... pwede mo ako iPM baka matulungan kita kahit papaano...

    Everything starts with the plan, finalize everything with the plan from the sizes of the rooms, the locations of the kitchen, living , dining rooms etc. You cannot have an accurate estimate without the plan, from the architectural, structural, electrical, sanitary plans, that must be complete to have an accurate estimate of the cost. As an architect by profession, as long as it is on paper it can be changed with minimal cost, but if you start building and changing the plans it is going to cost you, more if you are nearing completion. The cost per squaremeter is only a guide, as long as every thing is in black and white, it can be computed down to the last bag of cement, to the last nail in construction. My advise is to plan everything first before you start, to get a ballpark figure you must finalize the plan.

    You're right Belisarius. We already have the blueprints complete. We already spent a hefty amount on Architechtural fees. Unfortunately, yung approved bank loan is simply not enough. Kung kaya sana namin mag-contractor, eh di solve na. But finances (or lack thereof) is forcing me to take the foreman route. Magagaling na ang mga foreman dito sa amin (Greenwoods po). Kung execution lang ng plans, tingin ko maalam na sila... I hope...

    ANG hirap sa mga Banko. daming kung ano ano pang hinahanp.. lalo na sa tulad naming mga OFW...Sa Pag Pag Ibig ko sana kaya lang medyo matagal din i process.. SO 4M pala House and Lot na yon.. uhhh any sample layout?? yung sabi mo sa 4 bedrooms may second floor na ba yon?? color roof din?
