actually di naman 30% savings... kasi ang mga contractor since bulk namin kinukuha ang materials mababa namin nakukuha compared sa mga end-user, doon kami kumikita... and lagi kami kumukuha kaya mura namin nakukuha yun mga materyales... we dont give labor only contract... kasi kung madelay yun materials mo talo agad kami...

kita namin usually 10% lang... para sa time, hassle, paperworks, overhead, and transportation costs ng company... kung iisipin hindi nga sapat yun 10% pero binabawi namin sa economies of scale, sa discounts namin sa materials...

dont EVER EVER pamper laborers especially the foreman! aabuso yan... since alam nila na push-over ka... if ever gagawin mo yan dont do it a month before project completion... yun quality of work ng foundation eh compromised na since ang gagawin lang nila na high-quality eh yun sa banda patapos na... yun finishing... eh ang finishing eh dependent siyempre dun sa roughings and foundation... kapag nagfinishing ka doon mo makikita ang problema and more often than not, too late na para maremedyohan na... ang pag-gawa is dependent on the technical people on site, not the foreman... ang foreman kasi taga-utos lang sa laborers at sumusunod lang siya DAPAT sa technical person at hindi sa owner (unless architect or engineer ang owner) kasi hindi naman marunong magbasa ng plano ang foreman...though others marunong, but the coordination of the utilities, the location and the need of each. the most important thing were there during the coordination on the need of the owner, who did the plans, the foreman ba. houses now built are well coordinated especially in terms of utilities, in electrical, in telephone, cable ready (tv cable and dsl), ready for all existing and future electrical appliances like aircon, computer, microwave, rangehood and others, in this modern age, malamang ma overload pa if not anticipated. In terms of plumbing all should be well taken care of according to your need and wants. Even though you have an engineer or architect who did the plans, unless they were always on the site hindi maasikaso lahat ito ng foreman. of course if you buy a tv that you would use for decades, you want it to be prepared to handle the load dba? dapat hdtv, flat, etc... lalo na kung di ka magpapalit for the next 15-30years... ganun din sa house...

We contractors have standard procedure to have technicals on the site and you should always anticipate there are always changes as per plan to suit actual conditions. Will the foreman and owner take care of that? that is the reason for their headaches, they dont want the professionals to do that. The thought of the icing on the cake is what people think the only thing important. maraming unforeseen requirements and needs...

anyway if you really dont want to get a contractor, good luck sa foreman... make sure mo talagang hasa na siya and anticipated niya na lahat ng problema... if problem arises... pwede mo ako iPM baka matulungan kita kahit papaano...
