    Things that you will need to consider before building a house are:

    1. house plan which is needed to be submitted to get 2, 3 and 4
    2. building permit from the municipal or city government
    3. construction bond from the subdivision/village association
    4. construction bond from the developer
    > Although 3 and 4 can be refunded assuming you stick with the approved house plan

    Depending on the site, this could easily be approximately half a million pesos....

    kme.. for civil works pumapatak na 8.5k/sqm. We've supplied reinforcing bars. lighting fixtures.... ok na ba yun? la pa finishing dito...magkano kaya kung may finishing na?

    civil works tapos na? if you want pwede mo iemail yun plans sa paolo.cristobal*webuildpacific.com para mabigyan kita ng rough estimate... pwede ka namin tulungan kahit gusto mo na on your own mo gagawin...

    dun pumapasok mga contractor, if makakahanap ka ng magaling na contractor, usually kasama na sa contract yan... wala ka ng problemahin...

    Yung last project namin dito sa bahay. Nasa Php 15k/sqm lumabas kasama na finishing. Medyo mataas pero satisfied naman kami.

    Sa probinsya, parang low cost lang pinagawa namin. Bihira naman kasi kami umuwi. hehehe.

    van_wilder, when you stated "kasama na sa contract yan",- did you mean that the contractor will take care of the initial cash outlay of P 0.5M? If so, then I agree na magaling na contractor iyan! And then, I assume that he will just charge the owner with the amount corresponding to the the interest over a period of time... This is news to me. However, the contractor is taking a big risk here. What if for some reason the owner ran out of funding?... The house is half-built such that in its present state you cannot refund the construction bond?

    In my limited experience kasi, the owner(that's me) pays for this, while employing the network of the contractor.

    well kung hindi ka kukuha ng contractor be sure na magaling at matino ang foreman at tinututukan mo ang construction...

    kasi ako hindi na ako kumuha ng contractor dahil ako na mismo ang naglakad sa lahat pati permits pati sourcing na mga kagamitan like shoring jacks, scafoldings, mixers...medyo malaki na rin ang natipid ko, pero mind you, its very very stressfu.....pero pagnatirahan mo na siyempre iba ng feeling yun...

    kasi kami from conception to completion sa amin...

    kami nga nag-front end, if hindi natuloy talo kami sa mga plano etc... pero nilalakad lang ang building permit after contract signing...

    ganito kasi kami mag-charge, kunwari 20k per sqm, +10% lagi kasi kami rin yun gagawa ng plans, maglalakad ng building permit, and in some cases, pati occupancy permit...

    during the contract signing, we require 30-50% agad, tapos phasing na yun the rest... pero yun last 10% ibibigay lang kung tapos na... yes, pwede mo kami takbuhan kung gusto mo since tapos na yun bahay pero di pa tapos yun bayad... pero nasa iyo na yun diba? basta kami hindi tatakbo... we've been into this business na for the longest time and we want to stay here for the longest time possible din so i guess there's no sense sa pagtakbo...

    so ang initial cash outlay namin is yung sweldo ng in-house architect, engineers, and draftsmen namin... yun building permit naman and other necessary permit nilalakad namin after dp and contract so wala masyadong ilalabas, pero in the middle dun malaki nilalabas ng contractor... sa mga permit siyempre kilala na sa city hall kaya masmabilis and masmura ng konti...

    alang naman sa pera eh sisirain mo pangalan mo...

    kung contractor, hindi ba mamadaliin ang construction at nawawala ang quality of work?

    hens & NightRock, kumukuha lang ng idea, baka kasi ang i-quote sa akin e pang mansion na presyo, e bahay kubo lang ang ipapatayo ko ;)
