I'm about to take this same route... sana lang ma-justify nung savings yung headaches...

I estimate at least 30% savings (IMO, margin/profit ng contractor). Sana either ma-realize ko yung actual savings, or ma-channel ko siya into higher-end finishing...

Someone gave me an advice to "pamper" the foreman, like promising him a hefty performance bonus to be released a month after project completion. Para siguraduhin niya yung quality of work, and guarantee against leaks and other problems... Sana effective. Yung foreman na kukunin namin, veteran na sa village. Sila-sila rin ang gumagawa ng karamihan ng build-and-sell houses sa area...

Anyone out there na nag-foreman/labor contract only? Feedback? Any regrets?
