Effective kaya ang Rockwool insulation para maging sound insulation na rin? Eto sana plan ko ipalagay bago takpan ng Hardieflex yung kisame.

Want better room sound attenuation & joint crack control from varying temp & humidity conditions? Install 1-legged RESILIENT CHANNELS 16" OC normal to your main joists. Overlap the channel joints.

Salamat sir Travs! Will consider this option too. Sabe kasi ng gagawa, enough na daw yung Rockwool for thermal and sound insulation.

I like this simple design pero i dont like yung kotse sa harap nakaparada for safety naiisip ko yung mga freak accident.

pag sa gilid naman parking matatakpan yung bintana. So parking eh dapat may iba pa lote na hindi dikit sa house.

Look at the balance ng airflow bintana. Dulo-dulo yan tatagos no recirculate air.

    .
    obviously,
you haven't experienced bringing groceries down from the car to the house, during heavy rain.

I noticed nga dr, most modern houses now iisa na lang ang gate. Sinaunang design yung hiwalay parking pero meron pa din at least 2 car garage na nakadikit sa house.

I wonder what the engineers, architects, contractors can say about this house?

Ngayon lang ako nakakita na ground floor is just the maids room and stairs?!?! This is NOT senior/pwd or even normal person friendly Imagine having to carry groceries or appliances when the living room, kitchen and dining room are all at the second floor. It has so FEW small windows as well, makes you feel claustro and that must be so hot. Third floor are rooms pero sobrang liit and for a modern house. Kapag nalagyan na ng furnitures, not sure how a bed can fit?

Ang matindi it costs 12.5 million pesos for a 60+ sq m lot?!?! What the heck?!?!

Unless you're fond of getting your daily dose of free Vitamin C, or fond of nightly chitchats outside, that front balcony is a useless feature... He he he
