    Pagibig gives application form and before that they would brief on the procedures, then they will give you the requirements. But still you will be needing 30% equity on the cost of the house construction

    sa mga nag-housing loan po through local banks: which is better

    a. longer or fixed % term (fixed 1 year or longer)
    b. long or short payment period (15years, 20 years)

    malaki po ba risk if fixed 1 year lang yung interest loan mo? mabilis po ba tumaas interest rate for real-estate?

    pasensya na po, need help from the experts.

    balak namin pagawa new house dahil parati baha dito sa lugar namin. me nakausap na kami several architect/contractor and they quoted 15k up depende sa design and materials. split level yung balak namin (5br,3cr) on a 600sqm lot.. yung living room,kitchen,guest at maids ay elevated by 1-1.5m sa street level. then another 1m elevation yung 3 main bedrooms.

    balak namin ay straight contract na kasi wala time para i-supervise pagawa.. okay ba paumpisa na by sept kasi pababa na daw price ng materials..

    can you give us advices before we sign any contract. what are the do's and don'ts..

    hmm... the fact na palagi binabaha jan dapat muna gawan ng paraan ang baha by asking your baranggay to do something?

    Pero kung palaging baha jan... baka dapat lumipat na kayo ng location....

    hey, im a contractor, houses and for the government...

    tips ko sa iyo...

    -first conduct a site visit of the past projects done by the contractor, here you should meet the owners of the houses, because malalaman mo kung may reklamo. kung ayaw ng contractor that would already tell you something... ibig sabihin nagtatago...

    -it would be better kung sanay na siya sa bahay, kasi kung hindi mahihirapan siya since bahay ang pinakamabusisi na gawin

    -dont go for contractors who would recommend cheap materials 'para makatipid ka' usually these contractors ay babaratin ang materials para lumaki ang margin nila, dont go for contractors who are obviously trying to secure their profit... kung magkagipitan iiwan ka niyan...

    -ask for building permit and all necessary permits, kahit sino pang demonyo ang contact nyan contractor mo sa city hall kung wala kang permit mahihirapan ka for basic utilities... we have lots of govt contacts but we never failed to acquire permits since magiging problem yun ng client in the future

    -ask for the brand of materials to be used (kung roof tiles CPAC monier lang ang gamitin, kung sliding windows bradnams, medyo masmahal pero you'll see the difference)

    -ask what tiles ang gagamitin, anong roofing, anong paint, etc...

    -use phelp dodge sa electrical wires, para even yun kuryente, siyempre ayaw mo magkaroon ng malakas na kuryente on one side and walang kuryente on the other side

    -sa painting use only boysen and have their marketing staff train your painters before painting (free of charge yun) or else faded yan pintura mo after 3months... primer and top coat dapat boysen... kung sinabi niya na pwede naman ibang brand sa primer, hindi marunong yun... dapat sa pintura yun primer ang masmaganda kasi yun ang foundation, kung pangit ang brand ng primer magtutuklap yan...

    -after palitada dapat 14 days hindi gagalawin at sulatang ng chalk kung kelan yun last palitada kung may tiniktik at hinabol wag muna pinturahan yun part na yun wait for 14 days or magspot spot ang pintura mo after a year...

    -make sure na may DATA, TELEPHONE, and CABLE connection ang buong bahay kahit hindi mo ito gagamitin agad, dapat naka-abang na... required na yun ngayon...

    sa materials, maliit lang ang difference and contractor ang nag-aabsorb nun. after years in construction ito ang breakdown ng construction per year 1stQ - 24% 2ndQ - 27% 3rdQ - 22% 4thQ - 26% no difference masyado kaya dont worry about the price changes...

    ang pinaka-importante, dapat may FIELD PERSONNEL or ARCHITECT/ENGINEER ON-SITE, hindi yun bumibisita lang everyday, yun nandoon buong maghapon, kahit yun contractor pa ang engineer/architect dapat may tao rin siya on-site hindi lang yun foreman... magkakaproblema yan kapag wala... dapat may bodegero din para may responsible sa mga materials or magkakanakawan yan...

    last, ask for 1 year warranty and ask for after-sales service, where can you contact them, ask for their mobile number, website, email address, telephone number, and address... make sure nakadaan ka na sa office or house man lang nila para alam mo kung saan sila pwede habulin...

    dun sa mga brands na recommend ko (especially phelp dodge) yan ang ginagamit namin kahit lumiliit ang profit namin ang amin lang is, dapat masaya and walang problema ang owners ng bahay (or even ang govt) alam namin na pinaghihirapan ang pera, so dapat the client should never ever feel shortchanged or dissatisfied...

    Ganda ng Tip mo van_wilder... add ko lang na tanong magkano ka kalimitan ang down payment pag mag papa construct ng bahay..at yung next payment ano anong common deals ang dapat tandaan in terms of payment procedures?? mas safe ba ang check or cash?

    Papagawa din ako kasi ng bahay, Sir..... So ok, pala yung CPAC. Yun kasi ang pam-bubong ko. Ano po ba ang alternative sa wood parquette? Madalas kasi natutuklap ito, pag katagalan, kaya ayoko na nito. Merong nauuso ngayon yung parang "laminated na tabla (T&G)", madalas ko makita ito sa mga boutique at shopping malls. Okay ba ito? Magkano ba presyo nito?

    we build houses kasi faster than the normal ones... for example yun isang house na kasabayan namin, hindi pa siya tapos kami nakadalawa na... 500sqm houses sa iba 8-10mos sa amin contract is 5mos pero minsan 4mos tapos na... depende lang talaga sa owner pati sa availability ng materials, yun mga factors na hindi namin controlled...

    ang payment usually ganito

    30-35% downpayment
    15% after 30 days
    15% after 30 days
    15% after 30 days
    15% after 30 days
    5-10% upon completion

    or

    30% downpayment
    20% after 30 days
    20% after 30 days
    20% after 30 days
    10% upon completion

    cash or check, it doesnt matter... pero maganda kung check or MC para safe yun contractor, pero before downpayment, make sure alam niyo kung saan office/house nila and you have contact numbers pati may contract... better be safe than sorry... ALWAYS ASK FOR OFFICIAL RECEIPT OR ACKNOWLEDGEMENT RECEIPT UPON PAYMENT... this would serve as proof...

    yup masmaganda ang laminated, masmura siya sa wood pero hindi siya pwede mabasa... pero since bedroom naman kaya okay ito... we use laminated flooring and masmganda siya kaysa sa wood parquet... direct kami sa cpac and laminates kaya iba yun price namin, i'll ask our procurement staff...

    kapag roof tiles (CPAC) iba ang spacing ng purlins... pero i guess naiayos naman yun sa design... kaya medyo mahal siya... pero at least hindi mainit kung summer
