February 5th, 2022 06:20 PM #271They will find an excuse on smaller projects to delay work as they are paid a daily rate.
The contractor loses money on this hence needs a really good foreman. Have experiencrd this often enough.
I kinda dont blame em. They live literally day to day.

February 5th, 2022 06:24 PM #272Gave a suggestion to the architect. Hope it can be implemented (prep kitchen connected but semi hidden from the show kitchen).
Never wanted a prep kitchen but since its open plan... Probably will need one for the more savory cooking [emoji16]

Prep Kitchens are recommended for open layout living/dining/kitchen. I would usually suggest to put it in the service area, directly accessible to the main kitchen through a service stair with a door if the service area is on another level. The door becomes the interior access between the service area and formal areas.

Same situation, March 2020, cleaning up na and contractor and I was starting the checklist, biglang nag lockdown. It was already October, when I finally finished all requirements to move in, but like yours, daminh ayusin, for one, we can only use one toilet because the other was leaking, and yes, the walls too were leaking. Until now we need to install canopies, built-in cabinets and a cat house pa.

Based on experience, it's "guidance" from the foreman, who is basically a foreman cum sub-contractor of the contractor. The contractor acts mainly as a middle man and purchaser. The result is poor quality as the foreman tries to squeeze more money by scrimping on materials.

Some high end construction companies that do finishing works would do away with the entire foreman concept and instead hire full time engineers on site. The ratio can be as high as 1 site engineer per 10-20 workers. There is still a foreman, but his job is closer to being a representative of the workers.
Our contractor is at 5/33, because the village is limiting the number of workers per project.
