July 13th, 2022 09:01 AM #402No. I considered them but they are too busy. They are turning away clients actually.
The irony is... One of the lots that this house sits in (its on 2 lots) was originally owned by them.

Grats, sir. Unsolicited 2cents...Please pay extra care & attention to exposed suspended slab thicknesses(do thicker than designed or necessary); integral waterproofing; your monolithic pour skeds(time/weather); curing; slopes(for surface water drains: opt free-fall or, if you can't, go trenches, never isolated drains); & more surface waterproofing. Choose your outdoor deck & pool materials really well. These will help lessen your periodic upkeep & risk of extensive collateral damage. Water is life but can be 1 of every home's worst enemies... like termites.

Watertightness is tricky. Misses can be masked by surface solutions short term, yes, but it's the long term integrity we always wish for.
Are you planning gutter-free, sir? If not, external fully welded painted stainless gutters are the next most functionally ideal w/ some degree of aesthetic penalty. Those built midstream & hidden above roofbeams almost always are a source of recurring migraines.
And Odette, she taught new lessons. Many of those w/ tall glass openings on high elevations did not stand a chance. Factor higher wind-load tolerance in, if you can. Stone-coated metal roofs showed their superior wind resistance & worth above other roofing types.
Apologies for going on & on. I'm definite you got everything covered. Enjoy the journey, good sir.[emoji4][emoji120]

July 13th, 2022 03:08 PM #406Thanks bro. Yes good tips. Am also conscious about extreme weather and the potential leaks. The downspouts will definitely be hidden.
As for the roof will share your advice with our architect as well. We will be putting solar panels and solar heaters (for the pool) on the roof as well.
The more tips the merrier. Do you know anyone who can supply non standard (i. E. 4m high) glass panels for the doors? Id hate to divide the panels....

Look into GAF Solar Shingles.
Solar roofing for your home | GAF Energy
Not a fan of placing anything on top of roofing that'll need periodic servicing. Seen countless times how roofs, w/ so much attention put into their installation to ensure longterm dry shelter, get irreversibly damaged by 3rd party(HVAC, Solar, communications, etc) guys who only give a damn about their own tasks....& all you get are apologies.[emoji2957] My OCD dictates me to avoid them like the plague. Haha.
