    Yung sa room partitions, ano po ba maigi, gypsum board o yung plywood na may concrete surface (ano ba pangalan nun, nalcrete ba?) Kung gypsum kasi, madaling mabutas ata, at di puwede mabasa.

    dry wall... kaso gumagalaw minsan... masmaganda hollow blocks... kasi nabubutas at nabubutas pa rin yun dalawa... kung plywood yun sa loob ng concrete surface nagkakaroon ng water sippage...

    per square meter... not a dumb question... actually a good one, kasi walang nag-indicate kung ano nga naman yun 15-20k... at least na-clarify...

    Ayoko na magpaliguy-paligoy pa, but for all your House construction needs, I am highly recommending van_wilder as your contractor. He just finished my house last April, they finished everything on time while I am working here in abroad. I mean, they did everything sa gusto ko and all of my family are happy to the outcome of our house.

    Try to contact van_wilder for your house construction, hindi ka magsisisi for every cents na gagastusin mo. They are very Professional, Honest & Humble contractor. Actually, pangatlo sila sa contractor na nakausap ko, at sila ang maayos kausap. If you have a design na gusto mo, have the budget, talk to van_wilder first, if you want you can visit my house na ginawa ni van_wilder.

    as much as i want to, baka malugi pa sya sakin coz outside the metro location ko..


    yung last architect/contractor na nakausap namin is highly recommended ng client nya.halos puro houses din ang trabaho nya at may 3 sya on-going projects ngayon. no concrete talks yet. hinihingi lang nya photocopy ng title para maigawa daw kami ng sample design.

    when you say straight contract, kasama na ba dun pagkuha at gastos sa lahat ng permits.. pati na din geodetic works.

    Sir van_wilder, I'm constructing my house also about 60% na siya. About painting, is Davis a good choice also? When is the right time to start the painting preparations of the house like the primer and top coating? I know mga 2-3 months ang preparations before the final coatings so kailan ba dapat mag start? Target ko dapat December tapos na painting pero lagi naman nag-uulan so dapat ba akong mag start kahit tag ulan? Magkaka-effect ba ang tag ulan sa quality ng painting job during rainy season? Dapat ba meron ng mga cabinets ang mga rooms bago mag start? Ano ba yung tinatawag nilang ducu finish ba yong? Kailangan ba talaga yun ducu finish? Sorry sir wala talaga akong idea pagdating sa mga paints. Paano ko ba mababantayan yung painting job kung okey ba pagkakagawa or hindi? Wala naman kasi rin akong idea kung paano mag rate ng quality ng painting job. Last is, paano ko malalaman kung fair na yung price na sinabi sa akin ng contractor? Thank you sir.

    havent tried davis yet. di naman two to three months, depende. kami we are painting at one of our projects right now pero medyo mahirap kasi tigil kung umulan. sept. is a good month to start. yup may effect ang ulan sa painting, and meron na dapat cabinets and rooms...

    ok naman boysen e, davis ok rin. 50% of the time mas mahalaga ang painter at preparation na ginagawa nya lalo na in concrete painting. di yan basta basta lang brush/roll away.

    if you want cheaper paint pwede rin Rosco.

    raikonen: P15K per sqm is about right, pero sa ngayon siguro ay medyo nasa lower end na iyan ng quotation.

    Suggest ko lang,- if you have the money, siguro lumipat na kayo ng lugar. Maybe easier said than done, pero mahirap ang binabaha. Kahit sabihing bago at mataas ang bahay mo,- palagi kang may kaba sa dibdib....

    raiko.....being an architect myself, aprub lahat sinabi ni van_wilder....additional suggestion and i dont know if it will work since i have'nt seen ur site. but why dont u include some site works, meaning try to put up retaining walls to block the floodwater or overflow trench on ur perimeter. iknow it will be difficult in some cases but starting from the ground IMO is the best way.we have don it before, hope it will work.
    try consulting a landscape archt to work with u. they have the know-hows to these things.

    yes, 15-20k/sqm nga depende sa materials and finish. and yes, we're transferring to another subdivision na medyo mataas. meron ako nakuha 2 lots dun 3 yrs ago.. old subd na kasi lugar namin kaya naiwan na.

    bungalow type balak pero split level. long span roof w/ paint na lang. what do guys recommend, gauge #26 or #24 and magkano price diff nila..

    yung lilipatan namin na lugar ay mataas na.. balak ko pabakuran na yung 2 lot kasi magkatabi naman.. pero to anticipate future flooding sa new place (wag naman sana), i'm raising the lot ground ng 1m sa street level, addtl 0.5m yung floor area and addtl 1m yung mga rooms..

    yung 15-20K per sq.m. kasama na ba finishing? as in lalagyan nalang ng appliances and furnitures?

    pareho ba ang computation kapag sa bahay at commercial bldg?
