Sa Nuvali, ang estimate ko ng bahay ay 30k/sqm pre-selling (total floor area of house only) , langdon and seah 2016 estimates = USD 600 - 700/sqm or 31k - 37k. sqm (terraced houses). If you go by different contractor sites, it's around 20k - 30k/sqm.

    200k easy in san lorenzo.

Westgrove wont appreciate much cause theres lots of overhang (i.e. nuvali and other areas with developers selling lots of inventory). I have some lots in westgrove. Nakatulog lang investment. Will hope the market there picks up.

16k/sqm for lots in Nuvali, doesn't matter if it's Avida or Alveo, it's the lot size that differentiates them, funny thing is there are owner/sellers who still want to sell their lots at the same price, cash.

    Need some inputs...

We bought a townhouse at pre-selling. The plan had a garage. Now with the downpayment already paid for, we find out that our small hatchback (to think that it's such a small car) wouldn't fit in the garage because they somehow "didn't notice" that what they were constructing does not look like the plan. Now they made a re-design of the garage which will supposedly give us the room we need to park. Honestly, I'm worried about their re-design because they moved one of the supporting pillars of the 2nd floor bedroom to widen the garage. I do not know if they actually made a study of the structural integrity before they made their fix.

In case, we are not satisfied with the work, what are our options other than to wait for another one of their projects? Is it within our rights to take our downpayment back in full?

if they move the column that support the beam of second floor bedroom just to give way to your garage there will be problem on the structural integrity of your house. You can demand explanation to the developer or you can refund your downpayment for your safety

The fact that they cannot follow the plan makes me think they don't know what they're doing. If it were me, I'd try to get my downpayment back.
