Westgrove wont appreciate much cause theres lots of overhang (i.e. nuvali and other areas with developers selling lots of inventory). I have some lots in westgrove. Nakatulog lang investment. Will hope the market there picks up.

16k/sqm for lots in Nuvali, doesn't matter if it's Avida or Alveo, it's the lot size that differentiates them, funny thing is there are owner/sellers who still want to sell their lots at the same price, cash.
