1) a good screen door maker para sa main entrance
2) a good mirror maker, yong medyo makapal naman na mirror not like those being sold in ACE or Handyman
Am new here in the country and was wondering. If you have a lot of a certain size someone said you must allocate X amount of pesos per sqm for building to the architect. Now lets say that you dont construct on entire lot but make a big gardern. Does that same rule apply? For example you intend to build on a lot of 700sqm. If you only allocate 400 sqm of it to the house structure should you still compute against the 700sqm?
Running rate yata ngayon is about P25k per square meter. What's included are all covered areas. So essentially, floor area (not lot area). Kung covered parking, covered utility area, servants quarters or outhouse, they usually include that in the computation.
It's more of a guide rin lang.
Ang mahal na talaga,- P25K/sqm.... tsk tsk tsk.... And this is floor area, so if you have a second floor, and a third floor/attic then they count in the total floor area....

Naturally cost per square meter can vary depending on materials, design, non-liveable areas and options and the cost is around 25% higher than the floor below (if both floors are identical in construction.)
Wow 25k/sqm is expensive. And that is based on FA right? Not LA? Plus it doesnt include ba items like Toilets? or is that factored in?
Since Materials come into play the 25k computation is high end materials? What would the percentage dropes be for subsequent lower end materials?

hmmm.... napaisip tuloy ako, if 25k ang newly constructed price then take into consideration ang 10 years depreciation out of a 50 year (default life span) or 20%, eh di mga 20k/sqm x floor area ang computation kung ibenta ko sya.... okay pala ano! plus the cost of the lot with improvements such as perimeter walls, dirty kitchen, bodega, cemented garage.
- flooring - 60 x 60 class AA marble
- roofing - long span color roof (yun ba tawag dun?)
- gutter - oversized stainless steel
- windows - aluminum single pane sliding type
- toilet & bath - colored american standard with floor & 6 ft high mariwasa tiles glazed/color tiles (w/ bath tub in masters bdrm)
- cabinets - 3/4 marine ply w/ moulding and duco paint in kitchen and all bedrooms
- 4 bedrooms and 3 full t&b
- separate living/family/dining/nook/kitchen/walk-in pantry areas
- paint - indoor/outdoor boysen paint
- doors - two thick (forgot the wood type)/bleached w/ glass inserts for main & back door; two-panel sliding glass door sa kitchen towards patio and regular doors for all other rooms
- others - atrium with glass/concrete combo walls/doors

Wow!!!25k per sqm is too much mga peeps. You can still get 10k to 15k per sqm. Some are offering no d/p pa nga. But anyway doble ingat din at we have to sure doon sa Construction Company kung legitimate talaga sila.![]()
Question guys, What is the usual fee for a building permit (palakad)
we are being charged the amount of 68k all in for a 2 storey house FA 200+200 here in qc.
is it a reasonable amount?
