    Spandrel is metal...it absorbs heat and so instead your ceiling eaves will be the exit point of heat from the GI roofing, mas lalong pinatindi ang init. And a spandrel or GI material if not properly baked will change color in the long run. You may find it hard to maintain once they wear, the sections may not be available anymore.

    I suggest that if you put ceiling on eaves, make it plain without much texture. It should be the roofing that will stand out, not the ceiling eaves...

    It is not labor intensive. You will save on labor cost since you will sav manhours on CHB piling, mortar filling and plastering of wall. You do not need to provide columns, or stiffeners anymore.

    The big problem is you will invest full on the forms. But there are companies which are renting forms and scaffoldings. Renting could be more cheaper than buying plywood and lumber for scaffolds and formworks. It will be a waste later....

    Painting Concrete walls.

    You will need

    - Masonry Neutralizer
    - Acrylic white flat paint for primer
    - Calsomine
    - Acrylic semi-gloss paint for top coat
    - #80 Sand paper

    For newly finished concrete wall apply a concrete masonry neutralizer and let it stand for 24 hours. This process will remove all acids in the cement, sand and water mixture.

    Approximately a gallon of paint covers 20-25sqm of wall for primer and 15-20sqm for top coat.

    1. Apply first coat of primer (flat acrylic paint, water based).
    2. Add small amount of acrylic paint and calsomine to create a putty. You need a spatula and scraper. Apply it over the wall surface and level using spatula and scraper. Let it dry.
    3. Sand surface until you achieve adequate level.
    4. Apply 2nd coat of primer and let it dry.
    5. Then apply top coat, semi-gloss paint (add tinting color on your desired shade)

    Reminder- when mixing paint, you should ensure that you are not over mxing it. Stirring should not be to fast or too slow. If paint mixture is bubbly, you will notice bubbles on the surface and it will turn out rough. Paint bubbles or peeling is an evidence of a poorly neutralized wall.

    Leave a portion on the metal frame uncovered with hardiflex. Measure the width of the jamb. Screw the jamb from the metal stud side then cover it. Ensure that the size of the metal screw will not penetrate on the entire thickness of the jamb.

    The cost of metal stud is much cheaper than wood. And right now, it is more economical to use metal stud, furring channels for house construction

    You sand it then apply a wood varnish (not the ordinary varnish that you buy in bottles...polyurethane) and sealer. Ensure lang na the wood parquet you bought are original. Pag fake nag bebleed....Check Boysen or ask Ace Hardware

    paano po ikompyut yun pag 2 floors na extension?bale yung extension ng 1st floor parang dirty kitchen tpos bale yung 2nd floor is extension ng masters BR?

    example po 1.5mx5m area na for extension = 7.5sqm x Php 25,000 = 187,500 is for 1 floor lang? x2 pag me 2nd floor

    ano ano po ba yung kasama sa 25k na to?me finish na o bare lang ?pag me kabinet addtl cost na rin yun?

    More or less finished na yan... with cabinets. That can include your 2nd Floor na. Just add siguro mga 30% for labor cost. Depende din kasi sa location mo e. Nasa province ka ba or nasa Manila?

    Yes it is heavy. Ensure that when you have your house built and you choose this as your roofing material, have the roof framing plans checked by a Civil Engineer/Structural engineer for integrity. It is an additional dead load for the house structure, aside from the roof itself.

    Reminder, the steeper the slope of the roofing...The heavier it gets due to wind load. The flatter the roof, the lighter.

    I worked dati in a Triple-AAA construction firm, with British partner...mostly mga power plants ginagawa namin, but ako in-charge sa lahat ng architectural works including all-types of paint application, from heat resistant, epoxy, submarine paints to basic house paints, then nag free lance...at ngayon sa mall naman...

    By the way, I am a Civil Engineer...

    I'm not sure if this has been asked before. How do you install a ceiling fan to a Hardiflex ceiling? (I saw a thread somewhere where a guy presented a problem about his fluorescent lamp falling down because of the ballast's weight. It was suggested he used a "wingnut" or similar screw. I'm not sure this would hold a ceiling fan though.)

    [SIZE=2]And also, how much do we have to pay for the finished plan and specification of materials done by the architect if ever it turned out that we don’t like their idea anymore and want to revise the whole plan or consult another architect for a new design.     Contractors,any feedbacks sa pagamit ng Asphalt Shingle Roofing? One great example is yung roofing na ginagamit ng Country Waffle years ago. Nagandahan kasi ako sa itsura ng roofing nila,elegant looking. Just give me some feedback kung matibay and tumatagal siya kasi my neighbor told me that it lasts 2-3 times longer than long span roofing..

    Depende sa set-up pag malaki na ang contractor...it is their responsibility. But the bond should be named in favor of the house owner...since you are dealing directly sa subdivision owners...

    Pag in-house, say kamag-anak, syempre kaw na magbayad...kawawa naman ang contractor...

    Yes. I is easier that the contractor handles it. Wala kang hassle. Pag may ibang tao pa...kailangan pa rin nila pumunta sa contractor.

    Usually it is the owner that applies, since the monthly billing statements will bear the name of the owner

    It would be unprofessional if you suddenly change. Before you finalize the plans, ensure that you get the concept before you seal the contract. You will be spending twice if you do that. Before you hire an architect, try to consult others, get their opinions/feedbacks.

    But it costs more. You still need to install marine plywood before you place the membrane and the shingles. But it lasts...you must be patient lang to check from time to time kung kumpleto pa...baka isa isa na nagtanggalan....

    based on my experience, nakupo sobrang sakit ng ulo mag-apply for these things, especially the electrical connection. three letters: CEI - certificate of electrical inspection. kelangan kasi yan ng meralco bago makabitan ng kuryente ang bahay niyo. and yes, you have to secure the CEI from the city hall.

    ang masasabi ko lang ay good luck. i'm just glad tapos na ko dyan.

    yan ata yung tinatawag na "buhos". usually sa poste lang ng bahay gingawa sa pinas yan. sayang nga yung mould kung isang beses lang gagamitin.

    pero sa cost ndi ako sure kung the same siya with hollow blocks.

    sa tingin ko hirap siya bakbakin compared sa hollow blocks. not advisable kung papa-extend ka ng bahay in the future as what most middle class pinoy usually do.

    ^^^ Yup....pag cast-in-place or buhos yun mahirap tanggalin...but pag pre-cast panels lang...easy lang yun. Usually light weight naman ang mga yun...
