SM - unfair and illegal practices??

I think masyadong nagpapayabangan ang mga managers, asst managers and VPs kaya naglabasan ang ganyang policies. I wouldn't be surprised if maging next MAKRO sila. Pati nga mga karne, yung mga Bonus line nila parang mga botcha na karne kasi yun ang mga imported ng frozen meat (more than three months na sa freezer).

Yung post ng taga SM (kung tutuo man) ay standard format reply nila sa mga complaint...I doubt na may pagbabago na mangyayari dyan.

I use to operate a stall sa SM Clark renting out RC Cars...lugi ako sa mahal ng renta, tapos panay pa ang pabago nila sa stall setup ko (like as if it was free)...in the end it was cheaper for me to close my shop and pay-up my tauhan ng separation pay.

+ profit sharing pa ng SM.

I know how you feel. I have a friend who had a nail salon at one of the SM Malls. The mall forced her to move her store from the original location with high traffic to an isolated end of nowhere location in the same mall. She even had to shoulder the cost of moving to a new store space including renovating the new store space, etc. Obviously business dropped like a rock and eventually she closed her store there.

Yes, I had an experience also renting a space from a mall. Wala nga sila consideration kaya yung mga lease managers dyan, hindi nagtatagal. Dami siguro death threats.

magkano na ba lease space sa sm ngayon per sqm? and exclusive pa ba ang ang cusa and electricity sa rental?

Depede ang price sa product or service, sa location, sa size. Minsan rent lang, minsan revenue (not profit) share, minsan both rent and reenue share. Ang pinaka mababa kong napag alaman ay P35k per month plus taxes, plus utilities and security - roughly it would be near P40k. That was more than a year ago na rate.

Food stall kiosk is at least P45k plus dati.

^ i stand corrected. But that's Jollibee we're talking about. Small startups may not be able to withstand SM's "management". Besides, until SM decides to push their own Jollibee( i wouldn't put it past them, ultimong nilagang mani pinapatulan), to their advantage na in to have a Jollibee since it's an anchor store.

If you are smart about their offers and strongly negotiate your position, it is possible for a supplier to earn a good profit.

However, our Planning Director was studying the business model if he acquired the Jollibee franchise of a friend. Hindi rin daw kikita yung franchisee in the same way as one would think they would, yung malaki kita, commissary ng Jollibee.

But does SM pay for it, NO. It's the customers. Jollibee still does not take away money from SM.

In regards to the Colgate issue, it was unreasonable demands from SM for shelf rental prices. It is no secret that supermarkets already charge suppliers a "rental fee" to display goods on store shelves, but the rental prices are getting ridiculous if they know your product line is categorized as a "fast moving" item.

Remember, all of that reflects in the retail prices you eventually pay at the cash register.

Actually, it was because a rival was selling Colgate products cheaper and SM wanted to dictate the selling price of other stores.

for a franchise as successful as jollibee... ang buhay talaga nila nasa commissary... so dapat kumita ang commissary...

A jollibee in a strategic SM location grosses more than that. A jollibee with 10 counters can average between P500,000 to P600,000 on a weekend

Yep, rent plus sales percentage (gross sales ito ha), CUSA plus other fees pa. Daming fees pa dyan.....
