January 27th, 2016 04:12 AM #1Kung ang magtatayo ng bahay ay design-and-build company, would you recommend na may separate architect na dapat i-hire as construction manager na hindi affiliated with that company for check and balance? Or waste of 6 to 10% fee lang dahil yung design and build company pwede na due to their in-house architects?
Ano po ba experiences nyo dito?

January 27th, 2016 02:06 PM #3Pwede ka naman mag hire ng sarili mong tao tapos maging basic function nya is Quality Control and Quality Assurance, kung tama ang pag kakaintindi ko pre determined na ang cost ng construction ng bahay per design sa mga ganyang company, so no need na for construction manager.

Yes you need to hire An Architect to check kung tama ba yung implementation nila sa plan and yung materials.. I think consultant Architect na lang ang kunin mo....

Normally meron na yan (PM) pero pwede rin naman mag hire ka ng separate.

Kahit na may agreed price and materials with the company, some think na there should be an independent assessor.
At this point I'm thinking, maybe once-a-week visit ng hired independent architect will do, instead na full-time hiring, kasi masyado mahal ang fee, 8 to 10 percent yata ng total contract price.

January 28th, 2016 07:55 AM #8Hanap ka na ng kakilala mo na marunong magbasa ng plano, sya ang mag bantay sa site habang construction, tulad sa isang kamag anak, kinuha si father in law na civil Engr sa pag bantay ng site ng pamangkin, dami napapansin na di sinusunod ang plano lalo na sa bakal, sikat na contractor to dati na na bitag at sarado na yata ngayon, ang masakit nito kada accomplishment report na pinapadala sa bangko para sa pondo kulang compared sa actual accomplishment
