    Hanap ka na ng kakilala mo na marunong magbasa ng plano, sya ang mag bantay sa site habang construction, tulad sa isang kamag anak, kinuha si father in law na civil Engr sa pag bantay ng site ng pamangkin, dami napapansin na di sinusunod ang plano lalo na sa bakal, sikat na contractor to dati na na bitag at sarado na yata ngayon, ang masakit nito kada accomplishment report na pinapadala sa bangko para sa pondo kulang compared sa actual accomplishment

    Eto problem mga sirs, 70+ na parents ko, mga utol ko may mga kanya kanyang trabaho at problema, mga kamaganak ko out of manila and unreliable, and I will be out of the country soon, kaya ang magiging basis ko eh ang monthly report na ipapadala sa akin. I guess, either I'll have to bite the bullet and hire a freelance architect/manager, or just go with whatever the design-build company says/reports to me, yun nga lang baka sub-standard ang materials at titipirin, which I won't have any control of dahil di ko nakikita, just like what happened sa first house ko na ang daming sablay at mali ang pagkaka pundasyon ng bahay.:nerves:

    What if you just buy a house? Its difficult to trust contractors tbh. Unless you have a contractor whose your friend, they cannot just be left on their own.

    Heres a tip though: if you plan on bidding out the project, dont give it out to the cheapest one.

    Naku, if i were you hold ko muna. Kung yung nakikita mo you will notice esp sa bandang huli (finishing) dun nagkakatipiran and worst nagkakabitinan. Even relatives, kaklase before and kaibigan nagkakalokohan. Tama si viper888 - hirap magtiwala sa contractor these days. Ako, thankfully QC/ architect nitong pinapasukan ko (hosp) ang gumawa ng house ko kaya naging maayos naman.

    Dami ko nabasa re house construction, dito daw nila nakuha lahat ng sakit nila at kung bakit laki ng tinanda nila.

    Yeah house construction is not something you take lightly. Mistakes can be expensive. Worse they can cover it up if you aren't there. Plans need to be changed and decisions made on the spot due to unforeseen events arising. Best if you think this thru

    Baka matulungan kita sir... Saan ba location ng house mo.. kung around Quezon city lang pwede kita matulungan... Project Architect ako sa isang Realty company near MRT quezon ave. just give me a private message...

    Agree that you get a separate consultant architect to check the design and build company's work.
    Check mo rin previous works Nila Kung meron. Talk to the owners of previous projects para may real feedback ka.
    When you build your house, build it right the first time since sasakit ulo mo after a few years if not done right.
    Example Lang is a friend who spent close to 30M for his huge house in an exclusive village. After 5 years, bumaha from the roof. Ayun, dinaya sila ng contractor who placed small pipes as drainage. They had to spend 800k to fix those pipes which were embedded sa walls nila.

    ang isang matinding gawain e yung hinahabol lang sa palitada yung column o beam na nagkaroon ng void after curing ng concrete.

    imo, mas mainam pa rin na may counter-checking ng trabaho at materyales.
