Yes, baiting is best. Besides Dow's Sentricon, Exterra has proven to give good, if not better, protection...covers more termite species.

I saw termite baits being sold at Lazada, di lang branded, but I saw that it contains the same active ingredient hexaflumuron as sentricon

Exterra generally offers reasonable yearly contracts(contractor-dependent). Depends on perimeter meterage & the number of Ground & Above-Ground stations. Remember, baiting isn't an install&forget system. Constant & periodic monitoring are required. Seek multiple quotes from Sentricon & Exterra contractors. Look at the quantity of stations & visit-frequency, the 2 cost factors.
DIY Kits, like Spectracide, are fine if you know what to do w/ them. The system will only be effective w/ proper & religious monitoring.
One thing about this system....if adjacent neighbors have active baits, there's a chance their protection will cover yours or the other way....yours, theirs.[emoji4]

I had our house treated by No Ka Oi, they buried baits around the house and that was basically it, they just returned because I informed them that one of my door jambs was being eaten by termites where they installed another bait. No regular monitoring done. But it was worth it, 20 years and I don't have termites.

Now I used Bayer Agenda, bought it from a contractor friend but now it's available at Lazada. He advised me to buy bait only when I still see termites, so far so good. And yes, I agree that my neighbors may also be indirect beneficiaries of this treatment, after all it targets the colony. I think my neighbor used hometrek, that's what his foreman told me.

Like myself, you may have been lucky. Had no baits nor treatment in ours for more than 2 decades. No infestations nor attacks til the last 2 years....when public works started widening the road behind & neighbors cleared. Coincidence or not, I can't really tell. Ours might be their only food source left in the vicinity.

Baits are not intended to repel termites, but once they come, infestation & the entire colony won't last. Monitoring is key. One can't just install & leave em be. Baits have to be replenished to maintain feed momementum. Against these subterranean wood borers, Defense is the Best Offense. You won't need to go tearing panels up for localized extermination.
Tried Spectracide DIY. Monitored properly, they can be pretty effective.

Yes, the company doesnt tear up the walls or doors naman but create holes to place the bait and sea them with tape.
I want to do the same since I see another area being eaten. Any ideas what bait pest control companies use?

Bait systems use insect growth regulators(Dow's Sentricon uses noviflumuron) that prevents molting on worker mites. Spectracide's active ingredient, Hexaflumuron, is similar to Sentricon's. Exterra uses their own proprietary formulation they call Requiem.

Soil poisoning & reticulation are other repulsion methods. Hit/miss & efficacy of termicide solution wears off over time. Personally, I don't advocate such due to the risk of groundwater contamination. Besides, even the banned potent Chlordane was never as effective as baiting.

My friend says efficacy is reduced when exposed to sunlight, hence i had to apply mine immediately before concrete pouring, a trench was no longer needed.

Sa outside perimeter po if lupa, it needs to penetrate the soil kasi, kung sementado na po all around, I guess you need to use the baiting system na. Ganyan nangyari sa akin, dati, sementado na all around, so nag drill sila ng holes sa perimeter, hindi ko nakita kung ano ung pinasok nila, baka naman pwede ung mix ng bayer Agenda ang inilagay, anyway they had a 3 year warranty back then, or 20 years ago, cost me 10k for 42 sqm house, ground floor. Sentricon ang dala nung contractor that time, to date no traces of anay yet. Btw, the correct dilution and pour area is indicated in the bottle.

Edit add: as to amoy, meron naman pero kasi open air pa kami nun at construction phase, don't know also if safe sa pets, but I would secure my pets, better be safe than sorry

My son wants to transfer to the guest room, which we are now using as a storage room. So there are lots of scratches and marks to the wall paints. So the wall needs to be repainted. But I don't want to have a painter coming into the house, so we decided that my son will do the painting himself.

Pa advise naman, should the old paint be stripped off before applying the new paint? or can we just sand it over? or better, can we just paint over it without doing anything?

IMO, depends on the condition of the paint, and how deep are the scratches

Any wall imperfections will be easily seen if you cover it with a new coat of paint
