    Thanks Kags.

    The village has multiple access roads. One from marikina JP rizal side. And one from the Batasan complex side. Its 2nd gate is just a few hundred meters away from the main gate of the Batasan.


    Village has views all over inside. Roads are not that wide but seems the villagers are disciplined and dont park helter skelter along the road.

    My wife's first cousin who lives abroad is getting rid of a boatload of their properties here in the Philippines. Presyong kaibigan binibigay but part of the deal is we absorb the existing caretaker and her daughter until she chooses to retire. That is a good and humanitarian gesture and shows the quality of the owner/seller.


    Super luma na yung bahay. I think its a tear down. Though my wife thinks she can renovate for a modest amount and then rent it out while we sit and wait for prices to improve.

    But the property is 560 sqm. Getting it at a good price.

    Our condo will be turned over to us end of March (kung totoo sabi ng developer). 58sqm. How much usually magfurnish ng condo? Been watching YouTube videos and found a project by Design 2 Inspire that I liked. Pero I got to watch another YouTuber with estimated cost of furnishing. Basic is upto 300k and mid-end upto 400k with both inclusive of furnitures. Tama ba ganyan ang estimated cost usually? Or masmahal pa? Kasi namamahalan ako e. Haha. With that cost, baka ako nalang magfurnish. Hehe

    Does the condo have air conditioning units installed already? Kitchen is fully furnished?

    Usually appliances, heaters cost a big percentage of the fit out.

    Then wall paper, tv, rugs, tables, chairs, extra storage cabinets done nicely, tv console, sofa, bed, mattress, dresser, accent chair, accent lamp, tabletop accents, paintings.

    Those all add up. Maybe 500k to be safe. And you will have to hunt for furniture from fb marketplace or get good furniture and cabinet makers.

    It really depends on the developer if the unit deliverables is furnished, semi-furnished or even bare type units.

    I forgot what were discussed since it has been years since we talked with the agent (pre-selling). But I guess the kitchen will already have countertop and cabinets. We already have split type AC units (free, not from developer). TV can be bought anytime (good thing TVs are cheap nowadays). Cabinets/dressers/shelves will be a challenge for us. Balak namin ihire yung nasa Design 2 Inspire pero feeling namin sobrang lalaki cost.


    Grabe kami magdaydream kapag nakapanood kami sa YouTube ng condo renovation/furnishing na maganda. Nung narinig namin na 300-400k ang estimated cost nasira pangarap namin. Haha. Oh well. Patingi tingi nalang gawin namin.

    it really depends on you.
    you can get by with bamboo papags and simple wooden or plastic furniture...
    or you may want the latest from the lazyboy company usa.

    i would make a list of what-i-wants, and match them to the corresponding prices from shoemart, abad santos, or etc.
    part of the fun is in the window shopping and actual shopping.

    or you can contact folks who do the above for a living.
    some furniture stores would do the chores...

    i have this carpenter who was displaced due to the pandemic. i asked him to make me some simple furniture with unique characteristics, from scratch.
    we both came out happy.

    Mura pa 400k kung kasali na furniture.

    Expect to spend closer to 1M if you want good lighting, custom cabinets, and a nice bathroom. That also includes decent appliances that will last a long time.

    I had my condo renovated last month. Tiles, repainting, a few custom cabinets, and some minor stuffs initially costs me around 250k, but as the project progresses, my spending reached 400k [emoji2957]

    Self closing hinges alone costs me 10k, foldable brackets for my working area and dining table is 7k.

    Home renovation/improvement is fun. I have to get ready, need to go to Wilcon [emoji16]

    Nagpapalinya ako ng gripo sa gilid ng house pero exposed lang, and matindi ang sun dito sa part na ito from 11 am onwards. Do I need to protect the ppr with some sort of wrapping like the ones used in our cars for ac hoses. The ppr I used is for hot and cold para makapal.

    i had the older, blue tubing exposed under the sun, for over three years. natatapakan rin occasionally.
    nothing happened naman.

    but hiding it under something does make everything look cleaner.
    can you hide it under the grass, even if only that segment? for beauty's sake.

    ang sama nung balita sa news. Yung taga corinthians apat ba or lima patay dahil nakagrills hindi nababaklas.

    May mga alam ako bahay nakagrills pero depadlock yung madalli itulak.

    Dapat kasi ang bahay hindi barado may flow sa air and easy to get out pag may emergencies.

    Kaya yung mga small developer na gumagawa townhouse tingnan nyo barado yung bintana ng grills. Paano kung sunog so saan ka lulusot?

    Alam ko yung takot sa magnanakaw. PEro gawa kayo paraan para magnanakaw matakot sa inyo.

    I had mine painted with waterproofing kasi nakadikit sa wall. Mas matibay compared to pvc na brittle at discolor when prolonged exposure to sun.

    bakit kags ang bahay niyo ba walang grills? I think MOST old homes ma grills talaga. Ngayon lang naman nauso yan puro glass lang ang bintana at doors.

    Maganda tignan yan walang grills pero ako kahit sa pinaka secure na village pa, I will STILL want grills kasi nasa dugo ko na ata paranoia. Nung bata ako parati ko naiisip yung movie na ni home invasion sila tapos yung tatay nila works for a security company ata and built the home in such a way that it could be totally enclosed, yung windows and doors parang may bakal ata na bumababa. Astig haha! It's not the purge. Basta parati nasa isip ko, how secure our home will be if people try to destroy it to break in, unless mag welding sila, malabo sila makapasok sa bahay na naka grill ang bintana.

    may grills pero may portion na di-tulak hindi halata sa labas so "adjustable na window grills"

    Dati nilalagyan pa ng mallit na padlock sa loob pero ngayon tinanggal na.

    Yung mas lumang bahay as in sliding windows lang pwede tumalon kasya maglabas ng piano.

    Try to cover them, doc. Properly laid, joined & away from UV exposure, I've yet to see quality PPR fail by itself. Euro ones would rate their longevity for at least 50yrs....but not all brands are equals.
