di rin ako architect pero i just built a house 3 years ago, so medyo outdated na prices ko. just to give you an idea on the prices, house floor area is 165 sqm (bale 95 sa 1st floor then 70 sa 2nd floor). self managed ang construction, P1.4 lang nagastos ko. 4 bedrooms (average size of the 3 rooms is 14 sqm, masters is 18sqm) plus 1 big maid's room/work area, 3 t/b, sala, dining, kitchen, family room on the 2nd floor, marble tiles, 1 inch thick imported hardwood flooring second floor, gauge 22 tilespan roofing with steel trusses, all cement/6" hollow block construction, oversized and over-designed cement posts and beams and foundation (as in good for 3 storey ang gawa kahit 2 storey lang), all hardwood doors and jambs. siguro kung ikaw magpapagawa nowadays and self managed mo din, and same area, aabot ka na ng P1.6-1.8M. kung contractor nasa 2.5-3M.
since 100 sqm yung lot, kung occupied ang buong lot including 2 car garage plus work area sa likod, e living space ng 1st floor na pwede maximum sa 70 sqm, x2 kung 2 storey so 140 sqm. then kung self managed x 10k per sqm so pwede mo yan mapatayo ng 1.5M na budget sama na garahe. pag contractor naman at 15k/sqm abot ka ng 2.1M.
di pa kasama fencing, gate and landscaping dyan ha.
kung may time ka din lang, self manage mo na. sakit sa ulo pero gratifying naman pag tapos na. saka sigurado ka sa bahay mo na di magigiba kahit signal #4 pa. isa pa, yung pera na ma-save mo pwede na pambili ng appliances and furnitures. 600k din yun ba.
