I remember may thread na dito about it. Search mo na lang. Sa probinsiya kaya hanggang 6,500 /sq.m. kaya lang tipid na tipid na yon. Baka ihalo pa yung bag ng semento para lang makatipid.
Now, if you want to manage the project yourself - ikaw bibili materials, ikaw magpapasweldo, supervise the work, etc. etc. laki ng tipid mo. Medyo sakit lang sa ulo pag di ka pa sanay.
Thank you very much for your reply! Actually, I already have a bad experience about some house construction or home improvement. Halos kaibigan daw kuno kami kaya that price na lang ang quote nila, but after the construction is finished, it's been always turned out into all DISAPPOINTMENT!!!
So now, I am looking for some Architect na hindi ko kaibigan but will treat me as a good customer.

Mahirap talaga ang "kaibigan" pag dating sa negosyo. Business is business. Get all agreements on the contract. My brother is actually in the construction business, pero I would hesitate to recommend him at this point. Baka mag-away pa tayo. Pero in fairness, maganda ang mga designs niya. Nadedelay lang. Hehe.
di rin ako architect pero i just built a house 3 years ago, so medyo outdated na prices ko. just to give you an idea on the prices, house floor area is 165 sqm (bale 95 sa 1st floor then 70 sa 2nd floor). self managed ang construction, P1.4 lang nagastos ko. 4 bedrooms (average size of the 3 rooms is 14 sqm, masters is 18sqm) plus 1 big maid's room/work area, 3 t/b, sala, dining, kitchen, family room on the 2nd floor, marble tiles, 1 inch thick imported hardwood flooring second floor, gauge 22 tilespan roofing with steel trusses, all cement/6" hollow block construction, oversized and over-designed cement posts and beams and foundation (as in good for 3 storey ang gawa kahit 2 storey lang), all hardwood doors and jambs. siguro kung ikaw magpapagawa nowadays and self managed mo din, and same area, aabot ka na ng P1.6-1.8M. kung contractor nasa 2.5-3M.
since 100 sqm yung lot, kung occupied ang buong lot including 2 car garage plus work area sa likod, e living space ng 1st floor na pwede maximum sa 70 sqm, x2 kung 2 storey so 140 sqm. then kung self managed x 10k per sqm so pwede mo yan mapatayo ng 1.5M na budget sama na garahe. pag contractor naman at 15k/sqm abot ka ng 2.1M.
di pa kasama fencing, gate and landscaping dyan ha.
kung may time ka din lang, self manage mo na. sakit sa ulo pero gratifying naman pag tapos na. saka sigurado ka sa bahay mo na di magigiba kahit signal #4 pa. isa pa, yung pera na ma-save mo pwede na pambili ng appliances and furnitures. 600k din yun ba.

Medyo na-trauma yata kasi ako on my first & last experienced for a home improvement plus a nice floor garage construction. I told to this unlicensed Architect na I want to have a garage same as on his house, we agreed on certain amount which I add up a little more, because he gave me some suggestions on garage roofing to make it concrete for a provision of 2nd flr. I asked some writen-agreement pero sabi nya di na kailangan at madali lang yon,parang wala daw ako tiwala. I hand over a 50% amount of the price, after 2 weeks kahit isang pako walang binili and my sister said, he is still waiting the full payment before starting the project. So, I sent another 50%! After few months, my sister said that all the things like basin, steel grill they put are all second hand. On our vacation, the most DISAPPOINTMENT I saw is the garage flooring are not the tiles na gusto ko, ang roofing ay plywood with white paint. Bale ba, nag-ask pa sila ng another 30% kasi daw kulang. Talagang gigil na gigil ako! Now,pinauupahan ko na lang ang bahay kahit since na mabili ko ay di pa namin natirhan. Puwede ko ba IDEMANDA ang sira ulong gumawa non?

Well,about the 30% that they are asking while Im in Japan is binigay pa rin namin. Pero hindi na ako ang nagbigay, sabi ko sa wife ko since kaibigan mo ang mga yan, siya na ang magbigay dahil before the project I told them na hindi na ako magdadagdag pa, I will just give whatever price na sinabi nila NO LESS NO MORE! Kaya yun wife ko nagdagdag.
Ang nakakapikon pa is, off-course Im really so excited to see the finish project kasi nga nakita ko ang garage nila at gustong-gusto ko talaga ang flooring. Kaso nga pag-uwi namin, GRABE as in GRABE talaga ginawa nila. At that same night on the site we confronted them, and they are both smiling & said "O DI BA ANG GANDA NA NG BAHAY NYO". You know what they did on the flooring? They mold a square concrete and painted it red!!BULLSHIT TALAGA!!! I can not understand why there are some some people na kahit manloko na ng tao para kumita lang. Ang yabang pa, bukas na bukas din papalitan daw nila, until now 3 years na pag nakikita ko ginawa nila parang gusto ko suntukan na lang kami para naman makabawi-bawi lang ako,HIRAAAAP!!

When I started to build my house, I consulted one of the engineers working in Macau ( Free of charge). He is not a FEASMAC member but you can always call or solicit his advise. There are also FEASMAC members there that you can email/call for consulatation. They don't charge you fore this. I'll PM you the number of FEASMAC president of you wish to.
