    May kanya kanya din silang point na magaganda naman. You can invest it sa business and who knows swertehin ka at lumaki negosyo mo. Or you can buy a house para matipid mo ung binabayad mong renta. Some people kasi they prefer owning a house first kasi ang iniisip nila, maghirap man sila eh meron pa ding matitirhan pamilya nila. It all depends na lang talaga sa priority mo.

    Sa akin naman, I bought a house first kasi request ni misis (siya kasi nasusunod eh :bwahaha: ), then habang kumikita pa sa trabaho, I started a trading company which later became engaged in elevator and escalator business. As years go by I sold my house and bought a bigger one kasi marami kaming adopted sa bahay hehe. My last and least priority is car. I just bought my first ever car last year.

    Until now, working pa din kami ng wife ko dito sa HK kasi maraming pangangailangan How I wish na makauwi na ako at focus na lang totally sa negosyo.

    Anyway, good luck sa magiging desisyon mo.

    - if ur presently renting a house then mas magandang bumili ka na ng H/L kahit maliit lang.
    - if ur married and living with ur parents or in-laws then mas magandang bumili ka ng ng H/L.
    - if you already own a house then mas maganda to put up a business na lang with the money you have or you can buy a lot na lang kasi ang bilis ng appreciation ng lot ngayon (dati yung lot namin was 4500/sqm ngayon after a few months nasa 5800/sqm na!!!
    - kung nalilito ka pa rin kung anong gagawin mo sa pera mo the best thing to do is ................ IPAUTANG MO NA LANG SA AMIN KESA KAMI UNG MANGUNGUTANG SA BANKO HEHEHEHEHE

    Djerms, sundin mo payo nila...wala na ako masasabi pa except humanap ka ng lote sa lugar na gusto mo at kasya sa budget mo...take two na namin ni misis ito kung matutuloy ang plano...layo kasi ng unang naging bahay namin - sa Cainta!!! ngayon naghahanap kami ng malapit sa office namin pareho dahil malaking bagay talaga kapag malapit sa workplace...sarap ng di masyadong pagod sa biyahe...

    sa part namin ayaw lang namin na feel mo ang wrath ng banks pagdating sa loans, ok kung stable ka ngayon pero kung magkulangan ka wala naman paki ang banks basta give them their due.

    masarap magpatayo ng bahay sa sariling mong pawis, very very fulfilling, ako wala pa diyan pero meron din akong time frame, my my foot is already their, yung isa na lang.

    just a note of caution about starting a business.

    it's not like it's a license to print money. the great majority of businesses fail and the owners lose all their money. some people (like Hens i assume) have a great aptitude for it and are phenomenally successful. some people suck at it (like me - which is why i went into the corporate world) and lose all their money.

    Djerms, i suggest you look within yourself to see which group you belong to.

    the house is an investment - gastos nga yan with the maintenance and the loan, but when you go to sell it, you'll make a lot of money. better than paying rent, which goes into the landlord's pocket and you never see it again.

    and if you rent it to make money, well, it's much easier to find a family who'll give you a check every month so they can use your house, versus starting a business, getting clients, dealing with suppliers, battling competitors, filling orders - you get the picture.

    ako naman, i work in a corporation where our family owns a big block of share, though not controlling, but significant. so i am using my savings to start a business with my girlfriend. she will take care of the day to day while i take care of the money and the planning and strategy. its hard to quit your day job to go into a business kasi as m54 said, you might suck at it, and aside from losing yur savings, you lose your day job as well.

    the proceeds of the business will be used to fund a house.

    correct ka dyan..lahat yan my risk!...ang point ko lang,

    1)mas malaki ang chance/mabilis umasenso sa negosyo..
    2)hanggat maari, wag kang magka-utang sa bangko..(alam mo naman dito sa atin, bigla na lang nagkaka-gulo (coup attempt, PPower, etc,etc)..yung panahon ni Erap..Ang daming bumagsak, dahil sa utang sa bangko..(bigla rin kasi ang taas ng interest!).

    sa totoo lang..pareng M54, kung andito ka lang sa Pinas...karamihan lang nabibili na property dito (sa ngayon ha, dahil sa hirap ng buhay) puros mga bank foreclosed or yung mga mismo may ari na naiipit na sa Bangko..

    15 yrs ako sa abroad...sa totoo lang..kung inuna ko yung dream house & lot namin ni mrs...malamang andun pa ako sa abroad hanggan ngayon..(kayod kalabaw pa rin). maybe may isang 2nd hand ride ako ngayon..yun lang malamang ang ipon namin.(pero, tuloy-tuloy pa rin pag-tratrabaho namin ni misis).

    ako, matagal pa rin bago gumawa ng dream house.

    medyo ma-shock nga ako kasi in april 2005, i am moving out of my parents' house which is on a 1 hectare property and going to move into my own house on a 336 sqm property with a floor area of 179 sqm. yung buong lot ko, mas maliit pa sa bahay ng parents ko

    but at least it is my own. and will appreciate in value

    yung dream house ko, siguro 15 to 20 years from now pa.

    tama si hens, wag kang uutang sa bangko... pero maslalo wag sa 5-6 or sa mga 5% per month diyan sa labas... sa magulang ka umutang or kung hindi possible sa kapatid, kung hindi rin... magipon ka muna...

    risk-return trade-off yan eh... the greater the risk the greater the returns dapat... if not, wag mo pasukin yun... sa umpisa talaga medyo lugi ka pero once makuha mo na yun break, dirediretso na yan... kaya dapat love your work para magkaroon ka ng patience at hindi ka mag-giveup sa business mo. it is more of a commitment na alagan rather than commitment of waiting...

    sa mga tsikoteers na gusto magpagawa: siyempre naman... pag sa kaibigan iba ang singilan... masmahal! hehehehe joke! masmura siyempre

    yes, we do renovations too...

    i hear you brother...sa totoo lang naka-utang ang bahay ko ngayon sa florida. but at least i know my job is fairly secure, i try my best to be financially responsible, and stable ang economy namin dito. plus, real estate prices have gone up by 25-50% here so alam ko na ok ang risk vs. reward ratio ko.

    kung sa pilipinas ako i wouldn't be so sure either. my dad is visiting me over the holidays here (he's the best businessman that i know) and he says that his investments at home are on a cash-only basis because of the risk.

    anyway, if you can be a successful business owner, then hanga ako sa iyo. those of us in the salaried world dream of promotions, bonuses, and stock options. you guys are your own boss, and you put every peso your business earns straight into your pocket (or in hens' case, into pareng Brabus' pocket )
