    these days a 50k rent is just some crappy place not in the prime spots. a crappy place still worth tens of millions, something many lessees can't afford so they end up paying the rent. no choice eh

    so let's say P2000 / day, doublehin natin, by 60, you'll spend 9.125 x 2 = so 18M++, pasok pa din ang cashout mo na P20M. eh pede mo pa lagay yan sa time dep, na say nag-earn lang ng 1% kada year, eh say straight comp na lang, 1% ng 20M is 200K a year x 25 years = P5M.

    may extra P5M ka pa.

    take note sa P2000 / day, I think pede ka na kumuha ng dalawang batang bata na millennial na girls na makakapagpasaya sayo, basta sa jollibee or mcdo lang kayo kakain, paminsan pakape kape sa starbucks. tapos isang matindeng dinner at night out kada week, pasok sa budget

    pero ikaw pa P20M lang ba yan worth mo, eh importer ka eh, malamang 50M worth mo sa pinaka conservative pa yan. so what's to worry, diba enjoy life na!

    naisip ko na din yan commercial property nun nag-cash out ako, gusto ko sana nun magtayo ng 3 storey building tapos tipong 5 tenants per floor, pero umatras ako sa CR, sa tubig na lang patay ka, atsaka kung anu ano pa amenities na required para magpa rent ka ng mga commercial tenants. like guards, plumbers, maintenance, cleaners , electrical engineer, admin, collectors. btw, buti nalaman ko kagad na required sa mga admin technicals eh most of the engineers should have PRC license.

    para kang si Henry Sy, the poor version of Henry Sy or Ayala nga lang. and for all those thing to be done and provided, just for what? rent money. 5 tenants per floor x 3 floors = 15 tenants. if the ground floor is like 30K per month per tenant, then then 2nd floor is like 20K per month per tenant, and top floor is like 10K per month per tenant. 300K WT!

    pero ganyan lang ang rentahan sa mga lugar like lower municipalities like Marikina, Antipolo, Pateros, yun poor side ng Taguig, Caloocan Pasig local highways. wag na lang.

    imagine mo naman amilyar nyan, under the train law, the assessment value would be at 50% of the declared value of the property. if the property is at 20M , so 10M ang taxable ng munisipyo, which 1-2% depende sa munisipyo. so 100K-200K amilyar but that's on the lot pa lang ha, ma x2 pa yan kasi the building is also taxable in the same computation, so sabihen na natin ng 400K ang amilyar for a retiring landlord with a 15 door commercial space. tapos 300K per month lang gross, talo ka na ng isang buwan.

    and did I mention that VATable pa ang bawat door for rent. tsk tsk.


    that literally coverting your money as a sitting duck, waiting for the vultures to prey on it: City hall employees, Fire employees, BIR, bad tenants, robber/ holduppers, and mga mahilig gumamit ng freebies like customers na gamit ng gamit ng CR, aircon etc. ...

    Just this afternoon...i closed a deal with my existing tennant, they have a mini grocery and a 2go/bayad center at our place, kukunin nya yung inalisan ko na office...my asking was 18k...we settled for 15k and a case of coke zero....

    OB. This is so true as well. I had your same fears especially about the vultures when i backed out of a property in mindanao avenue a year ago. The govt will squeeze you dry.

    tinde noh kuya big, sobra tumawad. sa business na nga gagamiten tapos namamahalan pa sa 18k or 20k. imagine mo in- X deal ka na lang isang case ng coke zero, tataba ka dun dapat San Mig Zero / Light na lang lol

    ang problema kasi sa commercial space ang walang malasakit eh yun mga employees ng tenant. sila ang sumisira sa mga common use areas talaga, eh kasi panay minimum wagers, ang iniintinde lang nila yun sweldo nila but they dont care for the establishment. minsan kaya daw nasisira ang gripo ng common CR, dyan daw naliligo yan mga yan kaya kung anong pihit na lang nila sa gripo.


    so many people here are inggit sa mga SM Ayala Robinson na yan, para sakin, oo nga lagi na-mention sa Forbes Richest men, pero sa tingen ko napapairing lagi sila pag may repair bills or water bills to the tune of millions din. I dont want that kind of life, so much responsibility just to be recognized.

    like I said before, we all need 12 people in each segment to make our lives full or fulfilling, just like Jesus Christ's disciples, or the dirty dozen, 12 man team soccer or or 12 slices of pizza. we cant handle 100s if not thousands of people.

    pero baka nga sila Henry Sy and company , may 12 adviser or 12 VPs or 12 personal assistants lang.

    pero pag tayo nag-landlord. putsa, hawak mo lahat yan sakit ng ulo na yan.

    Hindi naman...10 years ago, the unit was 12k 40sqm, i divided it to 2units...one was rented at 10k..the corner was 15k..
