i didn't know thatdecades ago,
metro manila had gas lines, supplying homes with piped-in cooking gas.
i was wondering why dad would periodically get lpg tank from the store, when my uncle did not go thru the trouble.

This I remember. Well, just knowing that there were buried lines underground but I didn't get to experience it anymore. Our old, old house in Manila still had that tube protruding from the ground. If memory serves me right, my Lola said it was Manila Gas and the office is along Otis St.

Nowadays Condo developer tend to downgrade materials use versus advertise such as furnishings use in the grand lobby, from high ceiling to standard ceiling height etc.... and you pay premium for your unit some owners felt shortchange.

pero I noticed na dito sa PH, yung condo won't even provide the proper dimensions of the unit you're purchasing. kaya sakit sa ulo ng designer kasi they need to manually measure the interior.
Yung interior designer namin managed to get the planned measurements for our unit, pero nung dumating yung actual, may mga mintis na 1cm-2cm
Sa Singapore, you can request the measurements prior closing the deal and when the unit is handed over, you can bring a measuring tape to check if all advertised specs are correct.
Sad part. comparing a PH condo vs SG condo. mas magaling/malinis magtrabaho yung Bangladeshi compared sa Pinoy.

many years ago,
an inspector visited our premises, made an ocular inspection without instrument measurement, and declared that our room was smaller than the required, and had to be revised to pass approval.
well, i knew the room was adequate, because we made sure it was adequate while it was being designed and built.
we re-measured the place and submitted our findings and our complaint, that it indeed made the minimum requirement measurements.
of course it was approved!
it is irritating when the inspector does not inspect well...

no, yung finishing ng unit mas maayos. siguro kasi mas maselan Singaporean condo buyer (condo ha, hindi HDB)
so like yung tiles, kung bagong handover yung unit, bihira mo makita na may dugtong yung grout. parang isang buong pader na may tiles yung kinabit nila sa linis ng pagkakagawa.
mga singit singit ng kitchen sink, ang ganda ng pagkakasukat and pakaka-putol ng granite. lahat ng lines direstso.
para sa akin kasi, all developers have quality assurance teams na magcheck kung maayos yung tiles and gumagana yung mga fixtures ng house. pero yung maliliit na details, nasa gumagawa talaga. wala sa developer, wala sa contractor.
Singapore’s labor is cheap though thanks to Bangladeshi construction workers, the salary is almost comparable to what contractors in the Philippines pay
There are a lot of quality issues in local condos. Local contractors arent as precise in the construction of units. Its gone a long way from Mandarin oriental being two feet off by the seventh floor though.
Interior wall dimensions are rarely given to buyers locally. As-built plans are usually measured at the center of the wall, not the finish.

Sa Singapore, garbage collectors, gardening/landscape, and construction are all done by Bangladeshi workers. Salary is even lower than Pinay domestic helpers.
Malinis ang paligid, maganda landscaping, maayos ang construction. baka kailangan na din natin mag-hire ng foreign workers para umayos ang Metro Manila.

Yung CR/Shower namin dati, may waterproof issues daw (tumutulo sa unit sa baba namin). 3 days lang ginawa ng 1 Chinese worker.
Day 1 - bakbak buong CR
Day 2 - water proofing (parang liquid na silicon, cement sa hapon
Day 3 - install ng tiles, fixtures and glass enclosures
ang linis nag pagkaka-gawa, sakto putol ng tiles, linis ng grout. 3 days lang. iisang tao gumawa.
Allowing blue collar foreign workers would be massively unpopular though, even if its financially feasible since there is a shortage of skilled construction workers.
What needs to happen is better quality control and operations management

we had our condo renovated this year before we moved-in and we had to change contractors (after a month) kasi yung nauna was so bad sayang yung materials na ginamit nila na halos hindi ginamit ni 2nd contractor (our lawyer is presently taking care of them). second contractor was ok, pero still not SG standards.
don't get me wrong. maayos si 2nd contractor and I have recommended them to friends and neighbors. siguro I was expecting something when I was charged 17K/sqm
Local contractors can produce high quality work such as those in hotels and casinos. These finishing contractors would charge a lot.
Singapore has the benefit of very cheap labor thanks to their Banglas. Our local labor runs to DOLE when there is a problem, their labor gets deported.

Depende kasi sa mga local contractors ang daming fly by night na bara bara lang kung gumawa. Pero pag mga kilalang contractors na category A to AAA maganda ang quality. Sa condo namin I personally made the inspection prior to turnover. Nakagawa ako ng 7 pages na punchlist. Ang daming kapak na floor tiles, buntis na gypsum wall, uneven wall tiles sa CR, kinalawang na mga trims etc. Sabi ko sa engineer ng developer bakit di nyo iniinspect ng mabuti bago nyo ipakita sakin, dapat sa inyo pa lang na-inspect na. Nagulat pa siya kung bakit may golf ball ako na pang check ng kapak. Ayun inabot ng 2 buwan bago na-remedyuhan ang problema.

Exactly Sir gongrey, dito sa amin ang mahal ng labor contract, x4 if you equate it with arawan, and they all say the same thing, we promise you quality, napilitan lang ako since I want everything to be over with, pero ang sama ng trabaho. Worse than kapak na tiles is that it isn't levelled, Yung patio namin parang may have mini pool after a rain.
Dreading the labor cost of having our bathroom redone again. Last time I had finishing done I had to choose between hotel level workmanship that was priced through the nose and a not much cheaper option that was much worse quality wise.
The house will also need painting soon. Hingang malalim na naman.
Painting isnt that bad. I ask my drivers to paint since they hardly drive. Its the least difficult of the trades. Have painted walls, ceilings, outdoor walls , walkways, etc. Materials lang cost ko.
