the china model is simple: "what government wants, government gets".

China's real estate system is pretty bad and drowns its citizens in debt.

The Singapore real estate model is probably the best

Lower to middle class locals can have HDBs subsidized by the government. Wealthier Singaporeans can either still live in HDBs or buy more expensive private condominiums. The wealthy can have even have landed (house and lot) properties. The HDBs are a 99 year lease

Foreigners can only buy private condominiums, preventing outside forces from increasing the prices of HDBs meant for locals. They cant buy landed property either.

A local can only have one HDB unit, preventing citizens from hoarding HDBs. A single person can only buy an HDB at the age of 35.

Its a very good model, but it cannot be replicated here or in any other large middle to low income country

I use this to clean stubborn toilet stains, pumice stone is harder than mineral deposits but softer than porcelain.

Hindi ba makakagasgas ang pumice mga ka tsikot? Dati kasi I use sandpaper pero lalo na lang mahirap linisin ulit pag nag stain kasi pasok na sa scratches.

    according to google,
    tama si doo.
pumice stone is softer than porcelain toilet, and thus, can not scratch it.
but it is hard enough to remove that dirt.

    also tried liha.
    nevair again.
