Sun Residences in mabuhay rotonda boundary ng manila and qc. The location is good if you opt to rent it out. Ung mga studio units ang liliit na may 14sqm.
I'm probably just pampered pero until now nagkakamot ako ng ulo on why people like spaces less than 15sqm. Let' say a healthy 30s working class Filipino citizen who's midclass.

I'm not surpised sa 15M and above na K&M windows. Glass is expensive.. especially once you go for the bigger sizes. Not to mention may mga add-ons pa yan such as window films to prevent glare and controlling temperature (tints). Then there are safety films pa in the event na nagcrack yun glass. Nakakaloka.
But yes, there are people who spend 30M or more for landscaping. Eh may mga tao bumibili nga ng <insert expensive car> and those are liabilities pa whereas landscaping is part of your estate and can enhance the perception of value of a home.
I think everybody has their own quirks naman. I know somebody who's a nut in chandeliers... kahit magbayad ng milyones okay lang. Kami naman nut sa audio - kahit bayad milyones pwede din... some are into cars, wines, shoes, books (ahem), or even kinky *** toys (oops)...

GH East and West is still more expensive than New Manila AFAIK. Of course, as with all subdivisions, iba iba ang pricing ng lupa depending on the cut. Is it favorable? corner lot? easily accessible? etc.
Funny as it is on the subdivision I'm currently living now, we have lot prices rivaling that of White Plains and that's funny considering our location isn't what we call as prime. Actually, it is if taga-North ka.
Demand and development still drives lot prices around. New Manila has been hovering around 30M... actually gusto ko nga magdevelop ng isang plot there near Don. Hemady.. problem is yun mga puno. Anak ng tipaklong.. ang dami. DENR will be asking a lot of seedlings if I cut them down![]()

But hell, if i can afford it when i build my dream home, i'll most likely go for K&M windows. It's well insulated and really keeps the noise out. We used this brand when our family home in the mountains was renovated and it has really paid off well in keeping the house in good shape as it doesn't have water seepage during strong typhoons (wherein with the old aluminum windows, seepage pretty much destroyed the interior in a few years even if the house is well used). I can also feel the drop in temperatures at the rooms that are exposed to the afternoon sun.
By law, anything less than 18sq.m. is not anymore considered a condo unit. What some developers do to skirt this is classify their units as dorm rooms or something to that effect.
Yeah, kanya-kanyang quirks talaga yan. Even non-audiophiles will spend a few hundred Ks for the sound system in their homes just for the pelasure of being able to play good music anywhere when they relax or entertain guests (wala pang theater entertainment system)... what the more kung audiophile ang gumagawa ng bahay. Heck, if i had the moolah my garage would have its own lifter and a real deal mechanic/shop cabinets which can go for quite a tidy sum when i checked before.
* prime land, it also depends on the buyer as well. Tama yung observation na if tiga-north ka, some QC areas will be quite prime but if tiga south yung tao, binabansag na probinsya ang QC.
BTW, when one is buying a condo, always ask to read the Master Deed before signing on the dotted line. ;)
Yan ang market nila investor na papaupahan sa estudyante o may anak na magaaral sa malapit na school na ayaw mangupahan..lalo na mga may kaya sa probinsiya. Kung ano lang ang kailangan ng target market yan lang ibibigay dahil pag lumagpas pa..magmamahal naman..pag naliliitan, marami diyan malalaki ang cut palo naman ng 8digits.
mga sirs, curious lang po ako sa sinasabi ng broker ng smdc like shore kasi pre selling pa sila at last project po yata nila sa macapagal if i'm not mistaken.ang sabi nila pwede daw kumuha ng unit then after 1-2years bebenta mo na cya or papasalo mo sa iba pero hindi pa paid ung unit

DP 20% = 400t payable in 24months = 16666
price now after 2years
TLP = 2.5M
from there meron ka na agad roughly 500k na tubo.
so ung new buyer babayaran nya ung 400k mo na down then also ung alteast 500k na difference ng TLP less ung transfer fee na cguro and handling fee is meron.
meron na bang mga case na ganyan sa SMDC. TIA.
