    guys sa mga nagpa-plano mag invest dyan. I have a bang for the buck investment! Condo in Roxas blvd. In front of city of dreams manila (belle grande casino)

    Own a unit for only 17,300 a month and 59k lang sya per sqm compare sa mga condo around moa na nasa 170k per sqm.

    Sa ganda ng price at very stratigic place, i bought a unit for myself!

    Ah condo pala ginagawa dyan pero bakit ang mura ung sa bayshore sobrang mahal naman pero same area lang? Eh bang for the buck nga yan. Kailan pa LOI nyan sir radz?

    mukhang maganda yan sir. pre selling po ba yan sir? saan po nag rarange (sqm)/unit?

    edit: ay mali from the unit pala meaning nakatayo hehe tama ba?hehe.

    Mura na nga yan sir *59psm ung unit ko sa fairview ganon din pero fairview pa un ha ito sa macapagal manila bay view pa.

    Kaya mura kasi dati itong hotel kinonvert sa condo. Kaka launch lang kasi nitong feb kaya mura at nag promo price. Kung interested kayo pm nyo nalang ako

    Oo sir. 18 years na. Pero ni - refurbished naman to ng company new paint, new elevator, new generator, new water tank, new electrical etc. Kasi ang bldg naman tumatagal ng 50 years+. Ang laban mo nalang dito yung price, location, hindi reclaim at ready to move in na.
    Nakakatuwa lang kasi nabili ko sya march 12 tas may renter na agad ako sa march 19 for 6 months. Madali din talaga parentahan kasi karamihan pilot at stewardess mga tenant.

    Napa rent ko sya ng 20k a month. Tas nasa 20+ din yung hulog ko sa bank. Kaya halos wala na ko binabayaran.

    May I know how much your monthly dues / sqm? Mine is 33/sqm. BTW who pays for the monthly dues? lessor or lessee?

    medyo mahal ang singil ng developer nyo dyan buti na lang lessee ang nagbabayad. dito samin sa taguig 33/sqm lang. Hehe.

    Pwede na din sa 55 kasi ok naman ang amenities. Pag nagpapa rent kasi ako sinasama ko na yung condo dues sa price para less computation na

    Depende naman yan sa dami ng amenities sir ung iba nga pumapatak na sa almost 100/sqm ang asso dues. Kasama na ba insurance at taxes sa monthly dues niyo sir ?
