    No Lumiventt ek-ek on the DMCI project that you bought? The unit that I got was right next to these "Lumiventt" squares that are featured in the Tivoli project, maganda naman ang circulation ng hangin. On the negative side, pag malakas ang hangin na may ulan, pasok din ang tubig. :D

    Secret... Hehe. Yep. We got a hefty discount on choice units. Hard to refuse too since a relative and tatang go back a long way, and did good business together (unlike what we hear abt the current SM practices nowadays).

    The vent systen of DMCI looks good nga but I agree on the rain and wind issues during a storm. Just make sure your doors dont have seepage kundi sira and interior in the long run.

    Ang condo bagay sa tao mahilig makipag-socialize, sanay sa crowd. Sa isang floor na lang 12 to 24 units. Pag occupied lahat imagine ilan tao sa isang floor.

    Pero kung private peson ka tapos kukuha ka sa low to mid class condo tapos mga kaptibahay mo ofw, lasenggo, videoke crowd. Goodluck! hahahahahah

    I beg to disagree. I do not consider myself "mahilig makipag-socialize" and I do not even go out of the unit to meet my condo mates except if I go to the gym, drive the car, walk the dog or buy something from the mini store. In my 3 year-stay in the condo, I only know a couple of guys, mostly because our cars are parked next to each other or our pets know each other. Mostly just nodding of heads. Mas familiar pa ung mukha ng mga helpers kasi sila ung nagpalabas ng aso. Maraming eye candies pero hangang tingin na lang kasi baka mistress ng mga police or politicians paktay! There are nuissance neighbors of course and in most cases these are the leasees who act like squalas drinking all day and screaming with the videoke machines. I close the main door all the time so this is bearable. The home owners are generally disciplined except those who do not have parking slots who keep bribing the security guards to point them to unused or empty spots.

    As I have said in my earlier post, the main reason I invested in a condo is its proximity to my office in BGC. There are no affordable house and lots within the area unless you want to mix with the illegal settlers. I have a H&L in Cebu but had to rent it out when I accepted a job in Manila.

    Sir dreamhur, bargain price na yan condo unit mo. cguro sa may acacia town estates? yan ung alam ko na malapit sa BGC. btw, sa SMDC meron sila bago doon Grace Residences.

    Sir Retz. That was the price 3 years ago. Yes, Acacia estate is their township project in Taguig and I have a unit at Royal Palm. They have on going projects for turn over in 2014 onward. I think the prices have not changed that much. Yes, there is also an SMDC project right beside Acacia and some other developers which contributed to the influx of more cars and causing more traffic in the area.

    Exactly. Its the convenience more than anything else. I can't afford a house and lot near rhe CBD so this is the next alternative for the time being. I have a piece of land for my space and peace needs but its in a subdivision outside the metro and will become my weekend abode when i can build there later on.

    aside from the monthly dues, ang problem nila ay yung mga officers at services na covered ng dues pero di naman nabibigay ng maayos- like security / garbage collection, etc. check mo din magiging neighbor mo, pag koreano yan, baka maistorbo ka ng habambuhay.

    check also the adjacent lot (view) na kukunin mong unit. kung nakaharap sa isang vacant lot, malamang papatayuan yan in the near future. Ok lang kung mas mababa. Pero kung hindi, lugi ka na sa pagbili mo dahil mawawalan ka ng "view", worse ay ventilation kung walang setback.

    Isa pa sana na dapat ma-check ay kung na-monitor mo yung progress ng construction, (although mahirap). Tulad sa isang condo na pinapatayo dito sa harap ng office namin. Yung exterior wall nya, sablay, nakabuka, kaya yung curtainwall nya ay nakalabas- sobrang napakadelikado yun considering high-rise ang building at kitang kita ang gap kahit nasa kabilang side ng kalsada pa kami. ->> medyo OT na yata ako.

    And DMCI PMOs dont bother to present the financial statements to the homeowners after so many requests. I think may corruption din sa PMO ng DMCI.

    I do not exactly understand how lumiventt exists in a low rise condo (5 floors and I am on the 3rd) but I can feel the breeze only if I open the main door and the bedroom windows. But then I lost my privacy that way so the only option is aircon which translates to high power bills.

    BTT: condo has some hidden costs that you might find not affordable in the long run.

    Thats why I intend to use an inverter split type to control costs a bit.

    In a lot associations, whether it be a high rise or sprawling subdivision, May mga kalokohan talaga. Where I stay now is supposed to be one of the better villages pero daming kapalpakan Ang association. The other thing you check is collection efficiency on dues. Yung iba, less than 50% as unit/homeowners cant keep up w the costs as they did not factor this when they bought or matigas Lang talaga ang ulo.

    I also heard of horror stories here on tsikot of families holding their family outing at the amenities of some developments. Jeepload ampch. I think the associations are stricter with these kinds now.

    Careful with using inverters bro. I heard from an A/C technician that if there is frequent brown-outs, the circuit board gets damaged easily.

    We've been using inverter appliances since 2008 and they've been pretty good. But voltage fluctuations will destroy any type of circuit board especially if it is not autovolt. Surprisingly, voltage in Manila isn't that stable so we use an AVR. Here's what we use for the house to prevent things from breaking down.

    Power in the Philippines is really bad, especially in the provinces. I noticed my ref lasted long primarily because it had a voltage surge protector.

    Depends sa location at kung furnished/unfurnished. Un sa anak ko sa Archer next to DLSU is P14K/month. Studio type lang with A/C and shower heater lang ang provided.

    Ilan square meters per unit yan? Mukha high-end at hindi budget condo nakuha mo. Kasi ang usual ngayon pipiiltin pagkasyahin sa isang floor 12 - 24 unit.

    Ang problema sa crowded na mga condo pag may nagluto ng tuyo or bagoong amoy sa buong floor.
