is this for me? Hindi condo yung kinuha ko, townhouse sa isang subd (end unit with carport). Nagbasa-basa lang ako ng mga blogs regarding housing at dahil sa mga horror stories ng boss namin regarding condos kaya umiwas ako sa condo. Php500 ang association dues namin as homeowners.

Ito consider mo when looking for a condo within the city.

Pros of an old condo (esp in the CBD) is they are generally bigger in terms of unit size.

Mahal nga parking. Recently spent over a mil for two parking slots at the condo were getting. Monthly dues are also higher due to higher upkeeps of a building. So check also the amenities as there are some developers who entice buyers with a lot of amenities which will cost the association a lot to maintain.

I was very happy when I invested with one of the DMCI projects at C5 across McKinley because of its proximity to my work place at BGC. Lately the access road through Pallar is always full of cars and causing heavy traffic on the way home. There are also juvenile criminals roaming the area waiting for an open car window so they can snatch the phones or tablets from unsuspecting pasengers. Then SM Aura opened in May this year. Now it is always traffic going up the ramp to Market2 in the early morning. If only I can afford the condos in BGC.

Access talaga ang problem sa side na yan. Noticed that when we went to the house of an officemate at Mahogany Place. Frustrating daw to drive across the Fort to get to Makati from there during the morning rush.

    Tivoli?

Was considering Flair in Mandaluyong before but we got a considerable discount from a family friend at another developer/project. Looking at the condo dues i'll be settling monthly though, it will be steep (i compute it around 5K+ a month, plus parking slot dues too).

    A 2BR 66sqm unit costs P3.6M plus separate parking for P400K. 20 d/p and balance thru BDO * 7.5% = P37K monthly amortization for 10 years.

Tapos may condo dues pa and annual MRI and fire insurance coverage it really eats up your budget. Then you need to use electric stove for safety reasons and aircon units because generally condo s have poor ventilation so easily you add another P12K to your monthly budget. No wonder kapos palagi sahod. (
