To answer the TS, 1M and below properties in MM, baka meron condo na maliliit sa mga developers na hindi kilala tapos distressed sa mga lugar na di masyado ok. Don't expect too much from these properties.
I remember 5 years ago may mga condo diyan sa may lagpas ng quirino ave papunta nlex ang pre selling price noon mga P500k per unit na less than 20sqm. so SM condos are worth much more than that? I remember having a big fight with my Mom about the SM condo in Reposo, sa may sementeryo
I had the impression that SM condos (studio) are at the 1 - 1.5 million mark. I would never buy anything SM though since I hate how they do their business.

Cathy yung condo ni SM sa may rotonda espana, dati 1.2M+ ang preselling ng studio nila. Most likely mataas na siya ngayon. Maganda rental opportunity nun like the one in Aurora blvd kasi di tayo mauubusan ng mga estudyante.
I have a listing there in SM princeton sa may aurora, 1BR less than 30sqm * 25k/mo, 2 months lang naupahan na, tapos dami parin nag iinquire after.
Then I have a renaissance condo unit 87sqm 1BR with parking fully furnished P30k lang/mo till now no takers. Ortigas pa yun. Add also a 2 BR bi level in Pioneer , Robinsons development,76sqm fully furnished at P35k till now no takers. Along edsa pa yun at katabi ng Robinsons mall.
Iba parin ang hatak ng estudyante renters.

July 26th, 2014 11:26 PM #38Speaking as a property investor, I think better save up a bit to be able to pay for the equity, then do a bank loan to pay off the balance since interest rates are at an all time low.
Condos have a life, probably at least 50 years, before it may be demolished. Then, residents will share the value of the land. If it's rebuilt, that means people will have to pay again.
Among the famous Metro Manila developers, I think DMCI is one of the better ones (way better than SMDC imho) for affordable condos. Find a location that you may want to live in yourself. Because if you like a place, probably there are others who will feel the same.
Take note of the size also and I will advise against those 20sqm studio units. If possible, consider something at least those 2-br 60+sqm units as it is much more usable.

Huwag ka sana magdilang angel...i live in the area, so far it's good as it is already with time to time traffic here and there. Can't imagine kung mangyari yang sinasabi mo, traffic will surely be chaotic here as well, 1 primary reason i left & hate going to the metro.
Bro, i have a studio unit at SM Blue corner of Katipunan-Aurora just a walk to Ateneo ready for turn-over. It's to be rented out na since my daughter has opt to go UST. If you can find me a tenant, finder's fee apply.
1M for a metro property, wait until you bump into a desperate seller.
