    Basta wala nang susunod pang pakiusap bro... Malayo na ang kanilang natatakbo na walang bayad (4-5months),- bumabaon lang sila sa utang na baka hindi na nila mabayaran....

    kung walang pambayad.....kunin mo yung mga gamit, huwag mo ipalabas pag alis nila.

    actually ako mismo nagulat kasi last week ko lang nalaman na going 5months na silang hindi nagbabayad. it only means since nag start sila umupa hindi sila nagbabayad ng electric bill. August 2010 sila lumipat. at ang reason nakakalimutan daw, terrible talaga.

    ayaw ko ng gawin ito kasi baka magkagulo lang, at sabi din ng guard sa condo, wala din daw masyado gamit sila. semi-furnished po kasi ang unit. if tomorrow hindi pa din magbayad, kausapin ko na lang na umalis kesa lalo lang silang mabaon. Thanks.

    puede mong gawing sub-meter sa meter mo mismo

    but you have to talk to your condo admin regarding the installation

    it doesn't matter if you don't have a written contract. just follow my advice as i've said before, as follows: write a demand letter to them, for them to pay the back rentals and to vacate the condo unit, let's say within 30 days from receipt thereof. should they fail to vacate the premises, you go to the office of the Barangay Chairman where the condo is located to settle your dispute. If he/they still do not vacate, you request the Brgy. Chairman to issue a Certification to file action. Then, you secure the services of a lawyer to file a case against them for Unlawful Detainer with Damages. Be it noted however, that this case must be filed within 1 year from the date of your demand letter, and this case is summary in nature, so it is more speedy trial than an ordinary action for recovery of possession of the condo unit. So, take note of the 1 year period.
    don't dare to break open their door and oust their things without a court order. baka mamya, ikaw pa ang makasohan ng civil and/or criminal case at ikaw pa ang pagkaperahan nila. trust my advice dude, i'm a lawyer by profession.

    pa disconnect mo yung electric and water then get the services of a lawyer to get the back rentals. next time ask/require the tenant to issue post dated checks for rentals.
