    Sir jut, my take on this is to take a property down here in South if your office will be transferring to Nuvali. Sta. Rosa area and Silang area development is really fast. It used to be a sugarcane and grassland 15 years ago. Schools to consider here are: Xavier, DLSU, Malayan, Don Bosco, St. Scho, UST, Learning Links Academy and AUP. Hospitals are SLHMC, AHMC, Perpetual, Sta. Rosa Hospital and Med Center, CMC. Shopping is very near in Paseo, Laguna Central, Solenad and soon in Starmall. Grocery is no hassle as we have South Supermarket, Shopwise, Robinsons and soon S&R. A wet and dry market is also nearby. Aside from Ayala developed communities, Greenfield, Brittany, Suntrust, Empire East and Sta. Elena properties are booming here. Your wife can also consider working as company physician as manufacturing plants are also nearby like Laguna Technopark and Light Industry and Science park. Toyota, Nissan, Honda, Mitsubishi, Isuzu plants are also located nearby. If planning to get a lot and build your dream home for 10M budget, you can check La Residencia, Georgia Club, South Forbes City and Westgrove Heights. My family and I live and work nearby and enjoying its development through the years. Btw, I'm in no way connected and paid for advertising the companies mentioned above. Happy hunting!

    There are noticeably no private residential development at Abrio, Elaro, etc... Yes there is some from the lower cost options like Avida, Alveo, etc... but those are build and sell by Ayala.

    This is kinda late but if you want a convenient place in the metro, try checking first a townhouse maybe? A lot of my friends who are starting off bought in places such as Teachers Village in UP where a lot of the old houses are being torn down to build a townhouse.

    for going south (Sta. Rosa) or North (Bulacan - Pampanga), if your center of activities are not at the area then maybe you might be better off first buying a lot for you to build your dream home later on.

    In my case, i'll be leaving my current abode soon and will move with my family to a condo (fully paid). I intend to stay here for around a couple of years but my next move will be to get a loan against the fully pai condo unit/s to partially fund the purchase of a house and lot or a decent townhouse when my income can easily support the amortization. At least in this case, the house and lot will have a clean title as i will fund the purchase with my own equity and the loan against the condo units instead. Since the condo i have is in a pretty marketable location, i plan to rent it out to help pay the amortization on my next home purchase.

    Naisip ko lang, as a left-field idea, what if we just continue with our current scheme na magrent?

    Then bili nalang ako lupa within the next 2-3 years, then build a house in about 5 years?

    By then, my siblings will be done with college and can contribute to the rental of the home so my dad can save for retirement. Then eventually when he retires in about 10-15 years he can live with us.

    Why not look for a rent-to-own na house or townhouse or pwede naman mag loan sa SSS or PAGIBIG. Sayang din monthly payment mo kung mag rent ka sir! You can use that para pang hulog sa monthly amortization. Just my two cents.

    Our monthly rent is 17k. It will take 5 years before we reach 1M, which isn't even enough a downpayment for a house yet.

    I haven't found any rent-to-own homes in our neighborhood.

    Kumbaga kahit sabihing nasa 20k lang ang monthly amortization, ang laki pa rin ng cashout because of the downpayment and all other fees.

    I wanna stop renting but I don't have enough cash to pay as downpayment for a house yet.

    One thing I am afraid of is getting my own house. Although kaya na naman ng salary ko yung monthly amort, natatakot pa din ako kasi baka bigla ako mawalan ng job kalagitnaan tapos ma-repo lang ng walang kalaban laban. Full time mother and wife esmi ko kaya in case mawalan ako work, walang back up. Any advice?

    Bacoor, cavite area ayaw mo? May pinapatayo kaming bahay ngayon sa isang subdivision. May guard naman so mukhang secured kahit papano. Hehe. Nabili namin yung lot ng 3200 per sqm ata then nag loan na lang kami sa bank pang tayo. 3m yung loan namin. So around 4m in total. Usual na bentahan is around 5500 per sqm don. Traffic, yes pero pag maaga ka umalis mga less than 1 hr nasa makati ka na rin. Matagal pa rin pero nasanay na rin ako. Hehe. Tiga cavite kasi talaga kami. Hehe

    Dahil sa trail na to napaisip ako if I should also start getting a house 25 pa lang kasi ako pero prang gsto ko ng simulan. Qc area dn sana gsto ko
