If original copy na ang hawak mo na CR next step is to cancel the chatel mortagae sa registry of deeds, then TMG clearance, plus you need a deed of sale and valid id of the 1st owner to the 2nd owner (plus valid id ng 2nd owner) then another deed of sale from 2nd owner to you plus your valid id, medyo complicated ito pero hopefully you will be able to transfer the unit to your name, I suggest you transfer the ownership to avoid future legal matters that may arise.
