    kung si mp2 ang isang million ko kikita 60thou a year eh hindi nagkakalayo sa kikitain sa parking. Pwede ko pa gawing dalawang million so 120thou a year tama ba?
    If you buy at parking at 1.2M and earn 6k monthly after 10yrs should you decide to sell your parking it might be let say worth Php2M at that time so aside from monthly income your capital also increase.

    ,,, we are assuming merong a-arquila nang parking space na yan...

    also,
    payag ba yung administrator to sell you a parking slot when you do not own a dwelling unit?
    kasi, if i were the administrator, i wouldn't allow you to own a parking slot if you did not own a dwelling unit as well...

    deestone,

    binabasa ko pa situation ngayon kasi nung prepandemic kahit 1.5milyones wala ka mabili parking pero ngayon meron dalawa at 1.2 & 1.3 walang kumakagat eh yung 1.2 abril or mayo pa advertise.

    mahirap magbenta ngayon ng condominium as in below market value. Though tutubo ka naman pag nabili preselling.

    Mas stable yung pagibig mp2 kaso may agam-agam ako kaya naitanong ko kung parang bank na may pdic.

    Ang liit niyan, Kags.
    Principal – P363,636.36
    Rate – 2.75% per anum
    Interest – P10K
    Final tax – P2K
    Net interest earned – P8K
    Kumita lang ng P8K ang principal in a year’s time (on top of it, effort, time, etc., is not yet quantified pa) tapos, malamang nagpagas ka pa..

    To be fair, there are very few properties worth buying at P363K

    Putting it in stocks is a risk, Crypto an even larger risk

    Setting up a business is a lot of effort and perhaps Kags doesnt have time time

    Mas malaki pa ang interest sa digital banks at 4-6%, no minimum, no holding period, PDIC guaranteed up to 500k rin [emoji12]

    With a 1 year time horizon, there's a number of low risk stocks which can easily beat that 2.75% gross yield.

    Be wary din with financial institutions (FI) offering interest way above industry rates.
    Halimbawa:
    Total asset – P11.0 billion;
    Deposits placed with banks – P7.0 billion;
    Investment in Bonds – 2.0 billion;
    Resources placed in core operations (earning income for the FI) – P639.0 million

    FI offers 4% - 6% interest

    By just looking at the asset structure, we know this institution is operating at a loss.

    Try to look into the bank's audited financial statements or published balance sheets. These should be available in their website.

    There are other opportunities besides the common buying of properties, stocks, crypto, and other almost similar to passive income earning assets.
    Plus he is kagalingan so dapat litaw ung pagiging kagalingan niya na regardless of how much he has, mapapalago niya..single at ang daming time magliwaliw, at that.

    ang hirap kasi sa digital bank ang hirap comtakin tapos si ING umexit na agad. Si CIMB naman nang-iiscam , naalam mga hindi dapat itanong. Si papichu nga nagpost nyan.

    Ito nga babawasan ko na BPI at BDO para sa iba bank na gagawin ko alkansya na somehow tutubo naman.

    papasok lang ako ng negosyo yung nasa puso ko dapat. Inaalok nga ako magbenta ng manok eh anti-chicken ako. Im practicing what i preach.

    kailangan pag kumita ng pera may tindig.

    I'm not a finance guy so effort sa akin ang intindihin yan, simple finance ok lang, but then pano kung niluto ang libro?

    So I just stick to reputation, no matter how slim and length of time in the market. Pinapatos ko nga mga thrift bank like LBC and Sterling dati for as long as within PDIC limit. One account per family member. Inabot nga ako ng sara ng LBC Bank.

    Sarap nung panahon dati na tax free ang corporate bonds, SMC 10.5%, Aboitiz 8.5%, etc. Tapos enter the dragon, Kim Henares, pataw ng 20% tax, yare!

    Look at Eastwest, di ba lugi yan? Pero ok lang as long as within PDIC, pero dapat mataas ang rate, para sulit kahit mapagsarhan. [emoji38]

    And again that's just 4.6% net, but if marami ka disposable ok lang. But for those who are almost fully invested na, better wait for higher yields. May mga notes ako na 4% net lang maturing late next year pa ang earliest so I set my threshold at minimum 5% na, much better if 6% pero usually mahirap kumuha ng mga ganito.

    if the objective is to make one's money grow faster than the inflation rate,
    few ordinary people know how to do that.

    actually many ordinary people are beating inflation -- those engaged in business

    you buy something for P100 and sell it for P120 that's 20% profit

    that beat inflation

    but of course it takes work

    It's actually the ordinary people who know this, as there's pressure to grow small money.

    The extraordinary ones don't care. They have high paying jobs or businesses.
