Naka state sa contracts namin: if damage is less than 1k, its the tennants that will shoulder the repairs...example if door knob only...if faucets, switches are wear and tear..its the lessor, mga drainage problem, sa tennants, water damage ba yung ceilling? Lessors also..marble floor if accidental damage, tennants...kaya ngayon pag humihingi kami ng deposit..3 months na

Kung warp ceiling dahil tumagas U-trap sa upper floors, sagot ni building admin ang repair charged sa association fees.
Kung sira elevator, 1M worth ang control board ni Shiendler charged kay buidling admin thru assoc fees.
If proven damage was due to negligence, kay tenant charge
Just like a car, kung nasira aircon within 1yr warranty ng AC manufacturer at pwede mo contest sa 3yrs dahil hindi mo naman binili yung car na walang aircon..hehe

I agree with the earlier posts... depende so contract.
In our case...
Minor repairs first 5k sagot nung nag-rent, in excess sa amin na.
If damage was due to wear and tear (ceiling/tiles fell off) then sa amin yun.
Holes sa wall, cracked floor/tiles - bawas sa deposit.
We also stated sa contract na "any improvement made will not be reimbursed by the owner"
Best is to take photos of the place before signing the contract tapos yung printed photos to be kept by both parties...
