EDIT: in our contract 1 and 2 are considered wear and tear pala. But when tenant requests, we have them repair/replace and deduct the cost na lang sa rental fee. Goodwill na namin. We want our tenants to stay as long as possible

Pero pag end of contact, just like what cns said, everything should be in good working condition, then we use the deposit if needed
