    pwedeng letter from the association on the date it started. on the rent, siguro pwede itapat dun sa real estate tax ng property plus association fees. x2 or x3 mo na para walang reklamo. and also, important yung hindi exclusively si boybi lang ang gagamit, pwede kahit sino na member ng homeowners. by that kasi hindi mapi-pin down si boybi as taking advantage kasi it will be a collective decision of the association.

    Use it but don't make any improvements or alterations sa lot or sa physical surroundings para kapag natagpuan or humarap na owner, walang sayang na investment on your part. Pero paalam dapat kahit sa baranggay hall.

    I will need to cut the grasses/small trees, put a few loads of sand and pave it with gravel para pwede gamitin pang-park.

    Dyan ako natatakot. Baka mag take advantage yung lot owner. Wala kasing nakakakilala sa lot owner kaya hindi alam ugali. Baka when the owner finds out I'm using his property, sobrang taas ng rental fee ang hihingiin sa akin.

    kung walang improvements sa lote and you tried all means to locate owner, siguro ok lang. just make sure lahat may documents ka. problema lang, baka mataas rental fee ibigay sayo. sakit ng ulo yan

    pero kung may improvements sa lote like what you are planning to do, naku ibang usapan na yan. baka biglang dumating lot owner, i-demanda ka pa with matching harrassment.....

    IMHO, if you were not able to talk personally to the lot owner, no written paperwork, no contact whatsoever. It is best to leave that vacant lot alone. We may all assume for the best, or for the worst, but at the end of the day, it's still his "vacant lot". And we can only hope and pray that one day he shows up and sticks a for rent/lease/sale sign on his property. Until then I'd leave it well alone.
