    We never cost it that way, bai. Specs, needs, designs vary. Some can be w/in range you commonly see....some can have no ceiling.

    Our advice:

    Never select the cheapest bidder

    Also have your architect/interior designer/project manager to tally the inclusions and exclusions of the different bids. The exclusions and inclusions are a primary source of conflict.

    Also be aware o( "front loaded contracts" where the margin of the contractor is large on initial items and small on finishing/later items. While normal, excessive front loading could signify a contractor who doesnt expect to finish the project.

    Finally, ask for a barchart/timetable.

    (baka lang I'm complaining paying 25K/sqm, tapos yun pala normal rate )

    A tech tip...If you're doing that finish on wood doors, try not to fill to hide the joints. Wood is hygroscopic & will dimensionally be altered by moisture, humidity & temperature.
    To retain its just-finished look longterm & avoid unsightly filler cracks, show the joinery instead of hiding it.

    If you have the budget, get a cabinet or kitchen maker to do it instead

    If its a condo and it already comes with a kitchen, find a supplier who can make doors

    I would rather make the cabinetry OSM

    Still the quality is still there for sure whether cheap materials use or expensive….

    My thinking kasi, okay lets go for cheap materials and then yung gumagawa, “cheap materials naman gamit so cheap din ang output”…. Mas malas ka kung expensive na yung ginamit mo and yet, cheap and output pa rin a.k.a “pwede na”….

    Generally & ideally, regardless of material brand or spec, the execution discipline & quality must be consistent.
    Proper execution can elevate hobo stuff topnotch....improper can turn signature into crap.

    yes bargain price some buys it even at original price of the unit. so no profit from the unit owner who bought it 3 to 5yrs ago.

    tama lang baratin kasi kung investment mababa upahan ngayon tapos monthly dues pa.

    Nakakatakot pa dahil kulob damay-damay kahit iba unit magpooohsitive ilockdown buong floor.

    So realization yan sa gusto tumira sa condo. Ang napapansin ko buyer ngayon mga doctor.

    based on personal experience.

    Cheap condo (below 10M) -> kalaban mo yung selling at a loss or at pre-selling price (mawala lang sa kanila yung unit)

    mid to high end condo -> siguraduhin mong may parking ka, or else babaratin ka din
