    kailagan makita mo actual and yung palibot kung ok ba surroundngs/community.

    and kung for family dapat malaki yan kasi mahirap manirahan sa condo parang kalapati pag familya.

    and mas ok pag midrise mas makakahinga.

    Hanap ka yung mga apartment type na minimum 100sqm to 150sqm mas comfortable. YAn yung hinid pa uso mga condo.

    Thanks sir Kags, yung condo that they will build ay parang 10-15 storey lang yata, sa Megaworld, 2 rooms lang ang biggest, sa SMDC parang mas malaki.

    Both CRAP. Avoid, or you'll regret it dearly.

    Check out DMCI, its a mid market tho. Still really depends on the location.

    The Crestmont, DMCI - really nice location IMO.

    Mass market - 120 to 150k per sq.
    High end - 300 to 400k per sq.

    It also depends sa location.

    Place is Bacolod in front of SM mall, price is more or less the same as what you mentioned above 120-150k and the cut is too small, around 30sqm only.

    Agree. My kuya is a licensed REB and he said he will never buy SM property.

    What the heck, sa Makati (middle class area) 200k per square, lupa yan, but that was 5 yrs ago. Mas mahal na pala condo sa bahay now.

    30sqm is small bro. Parang regular hotel room. Sa Airbnb they call this "cozy"

    When I was listening to the agent talk, sabi ko parang ok ah, 15k reservation fee, you have to pay around 15k per month for 51 months and after that yung remaining balance na 3M either you pay it cash or loan it sa bank, then it hit me, magkano kaya per square meter and then I was computing, nak ng tokwa, 130k per square meter, WOW! [emoji51]

    Was planning on buying it for Investment sana, but this is not Manila, 130k per square meter is way too overpriced IMO.

    Going rate sa BGC area is P300K to P400K per sqm, depende sa developer. 30 sqm is okay for a couple. If you have children na, kailangan na at least 1 BR or 45sqm.

    Yes yes. Yung rockwell condos sa taas ng dean and deluca, parang 25M yung 3 bedroom nila na if i remember correctly is more or less 80sqm.

    Do the math. Hehe more than 300k per sqm. This was 3 years ago.

    Nasa tapat pala ng mall kaya they are using the "mall card" as an excuse to jack up prices.

    If Bacolod naman, same with Jut's (hehehe) advise, buy a land nalang. At least you can grow your own garden and i'm sure it's cheaper.

    Yeah if its for investment purposes....get land. Especially if its in bacolod and you wont be residing there.

    ROI on land is on average better than that of a condo. But prime land is hard to find.....
