    i understand if both parties are needed.. pero ang sabi nung nag no notarized don sa Binan kahit daw yung seller lang... kasi daw rampant ang sanla benta scams and they prefer na yung seller ang present.

    common knowledge is that some notaries public are very relaxed in their interpretation of the law.

    well,
    if they were really bent on curving these scams,
    they would have demanded that both buyer and seller be physically present.
    but that will probably have a negative effect on the notary public business...
