    There are ways to eliminate or minimize the reliance on flashings & seals. Where possible(like on new builds), one can let the roof go over the wall instead of letting it stop at the wall.

    If I remember correctly... I also encountered the same Subd Policy when we were looking for a landed house.

    Some Subdivisions have a minimum amount na kailangan mo gastusin sa house mo (plans need to be approved by the developer din)
    Others naman, no extension allowed until the whole street has houses na
    No changes to the look of the house until the whole "Phase" is fully paid na

    Subdivision deed of restrictions are very convoluted

    Ayala Land villages have clearest (but longest) deed of restrictions.

    My favorite rule is a certain Makati village only allows a maximum of two dogs and no pigs and horses.

    The minimum construction cost is only to prevent people from building just a nipa hut or something small in their property. Its a very small amount in the scheme of a building a house.

    If conditions allow, call a metal roof supplier instead. Slap on some ribbed longspan sheets + top cap & call it the day. Concrete waterproofing products are never as advertised & never permanent.
    For those still on the planning stage, please do yourselves a favor & beg your designers to do everything they can do avoid concrete firewalls, unless they'd have a foolproof way to keep waterproofing problems off you.

    i agree with travs.
    we have a three-storey concrete firewall.
    from the start, it would leak badly.
    dad tried every waterproofing treatment in the market.
    nothing worked for long.
    finally, pinaku-an niya nang overlapping flat galvanized iron sheets.
    ayun! after 50 years, it still don't leak.
    of course, it won't win a beauty contest.
    if you intend to enter a beauty contest, choose your design of metal sheet.

    I was trying to replace a defective switch sana pero hirap situation sa removal slot parang bibigay ang casing. Tagal ko search sa YouTube, pinakamalapit na nakita ko, sa likod sinisikwat. Haaay... baka bumili na lang ako ng buong assembly bukas, tinamad na ako lumabas sa tagal at lakas ng buhos ng plan kaninang umaga.

    it is surprising to note that, even decades ago, they did not put in the box, the instructions on how to remove and install these switches and/or sockets...
    i learned it thru watching others do it.

    At the back, there should be a part of the metal frame the you can bend in/out to release a switch ...
